What We Do Founded in 2010, Core is a vertically integrated real estate investment manager focused on acquiring, developing and managing across the student housing and build‑to‑rent ("BTR") sectors. Position Overview As the Director of Sales for operational properties, your leadership will be pivotal to leasing performance, revenue growth, and market expansion across our portfolio. This dynamic position encompasses two primary functions: leading strategic leasing initiatives and optimizing sales strategies for existing communities. Your expertise in market analysis, sales execution, and team leadership will be instrumental in maximizing occupancy, enhancing resident experiences, and positioning our communities as market leaders. By aligning leasing operations with broader business objectives, you will contribute to the sustained growth and success of our student housing portfolio.

Leasing Strategy & Implementation

Create and implement strategic leasing and sales plans to drive occupancy, rental income, and revenue growth across student communities.

Leverage data‑driven insights, market research, and industry trends to refine sales leasing strategies and ensure competitive positioning and maximum occupancy.

Work closely with executive leadership to set ambitious leasing and sales targets and establish actionable plans to achieve them.

Continuously assess leasing performance and adjust strategies based on market trends, resident feedback, and competitor analysis.

Partner with operations teams to develop tailored leasing strategies for underperforming or high‑priority communities, focusing on key leasing seasons.

Partner with marketing to develop and implement leasing campaigns, ensuring alignment with community needs and business objectives.

Work closely with marketing, operations, and asset management teams to create seamless leasing experiences, enhance resident engagement, and maximize property performance.

Track key performance indicators, provide regular reporting on leasing trends, and recommend proactive strategies to optimize revenue.

Conduct thorough market research and competitive analysis to identify trends, opportunities, and threats in the student housing markets.

Conduct variance analysis against leasing targets and financial forecasts, identifying areas for improvement and corrective actions.

Travel as needed.

Perform all other duties and tasks assigned by management.

Team Leadership And Management

Provide leadership and mentorship to a high‑performing sales team, fostering a culture of excellence, accountability, and continuous learning.

Implement strategies to promote engagement, motivation, and team cohesion among remote staff through virtual team‑building activities and initiatives.

Ideally, You'll Have

Bachelor’s degree in business administration, Real Estate, Finance, or related field; advanced degree preferred.

8+ years of progressive experience in real estate sales, with a strong track record of success in the student housing or multifamily sectors.

Demonstrated leadership skills with experience in leading and motivating cross‑functional teams to achieve strategic goals and deliver exceptional results.

Excellent communication, negotiation, and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.

Strong analytical and financial acumen, proficient in financial analysis, budget management, and real estate investment metrics.

Knowledge of local market regulations, compliance requirements, and industry best practices in student housing.

You'll Crush It If You Have Experience With

Proven track record of exceeding sales targets and driving student housing or real estate revenue growth.

Exceptional leadership skills, demonstrated by successfully leading teams to achieve strategic objectives and deliver outstanding results.

Strong understanding of market dynamics, leasing trends, and customer preferences in the student housing sector.

Strategic thinker with the ability to develop and execute innovative sales strategies that align with business goals.

Excellent communication and negotiation skills, with a knack for building and maintaining relationships with diverse stakeholders.

Ability to thrive in a fast‑paced environment, adapt to changing priorities and make informed decisions under pressure.

Proficiency in Entrata and/or Yardi software.

Pay Range USD $130,000.00 – USD $150,000.00 per year.

Additional Compensation Employees may be eligible for discretionary bonuses, typically 15‑20% of base salary annually, depending on individual and organizational performance.

Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.

This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non‑cash incentives, depending on position and performance.
