Position Overview
Edgemark is seeking a Director of Retail Asset Management to lead the strategy, performance, and platform development of its national portfolio of grocery-anchored and convenience-based retail centers. This senior leadership position is responsible for maximizing long-term value, overseeing leasing and property operations through third-party partners, and building the systems and standards that will support Edgemark’s growing national retail platform.
This is a strategic portfolio role, not a general property management or facilities oversight position. Applicants must have prior experience leading institutional-grade, multi-tenant retail centers with direct responsibility for financial performance, leasing strategy, capital planning, and value-creation initiatives. Residential, office, or retail-store operations experience will not be considered.
You will work closely with the executive team and partner cross-functionally with acquisitions, development, leasing, and investor relations to shape and execute asset-level and portfolio-wide strategies. As Edgemark continues to scale, this leader will play a critical role in establishing systems, implementing best practices, and building the Retail Asset Management team.
Key Responsibilities
- Develop and implement strategic business plans for each asset
- Lead portfolio-level initiatives, including leasing strategy, capital planning, and value-creation programs
- Guide hold/sell, capital allocation, and long-term positioning decisions
- Identify and execute re-tenanting, redevelopment, and repositioning opportunities
Leasing Leadership
- Direct and approve all major lease negotiations, including anchor and junior-anchor tenants
- Manage and influence third-party leasing partners to drive velocity and rental income
- Optimize tenant mix, merchandising, and long-term leasing strategy
- Ensure alignment between leasing actions and overall investment goals
- Own the financial performance of each asset, including NOI, IRR, and value targets
- Lead underwriting, reforecasting, valuation, and performance tracking
- Approve annual budgets, capital expenditures, and strategic investments
- Drive proactive performance management through KPIs and portfolio analytics
Platform Development
- Build scalable systems, dashboards, and SOPs to support a growing national portfolio
- Standardize reporting for internal leadership and external investors
- Identify and implement technology solutions to enhance visibility and asset performance
- Partner with executive leadership to define and hire future team members
Leadership & Stakeholder Communication
- Represent ownership in strategic conversations with tenants, lenders, brokers, and partners
- Lead investor reporting, asset updates, performance summaries, and capital event communication
- Prepare materials for the Investment Committee and senior leadership
- Serve as a key thought partner to the executive team in shaping Edgemark’s retail operating platform
Success in the First 6–12 Months
- Assume leadership of a multi-state retail portfolio and implement consistent reporting
- Deliver measurable NOI improvements through strategic leasing and proactive asset management
- Establish and standardize systems, SOPs, and performance metrics across the portfolio
- Strengthen third-party oversight and elevate operational discipline
- Build the foundation for a scalable Retail Asset Management department
Qualifications
- 8–12+ years of institutional retail asset management or portfolio leadership experience
- Direct experience managing grocery-anchored and convenience-based retail centers
- Strong financial and analytical acumen, including modeling, valuation, and P&L ownership
- Expertise in lease structuring and negotiation of multi-tenant retail leases
- High proficiency in Excel, Argus, and real estate systems (e.g., Yardi, VTS, etc.)
- Executive-level communication skills and the ability to influence internal and external stakeholders
- Bachelor’s degree in Real Estate, Finance, or related field
Preferred Attributes
- Experience at a vertically integrated or institutional real estate investment firm
- Background working closely with acquisitions and development teams
- Operationally minded with a track record of building processes, systems, and reporting
- MBA or advanced certification (e.g., CCIM, CPM)
Location
This role is based in our Denver, CO headquarters and is an on-site leadership position. While periodic flexibility is available, the role requires physical presence to lead, collaborate, and help shape the platform alongside senior leadership.
Compensation & Benefits
Base Salary: $155,000–$165,000 (based on experience)
Performance Bonus: Based on portfolio performance and strategic leadership contributions
