Who we need:

The Facilities Manager will oversee the comprehensive management and maintenance of the Residences at Intercontinental, ensuring all building operations run smoothly and efficiently. This role is pivotal in maintaining a safe, comfortable, and well-functioning environment for residents, staff, and visitors by coordinating maintenance, repairs, and upgrades. The Facilities Manager will develop and implement preventative maintenance programs, manage vendor relationships, and ensure compliance with all relevant health, safety, and environmental regulations. They will also be responsible for budgeting, resource allocation, and reporting on facility performance to senior management. Ultimately, this position aims to enhance the value and longevity of the property while delivering exceptional service to all stakeholders.

What you’ll do:

Manage day-to-day operations of the residential facilities, including maintenance, repairs, and cleaning services.

Coordinate and supervise external contractors and vendors to ensure quality service delivery and adherence to contracts.

Develop and implement preventative maintenance schedules to minimize downtime and extend the lifespan of building systems and equipment.

Ensure compliance with all local, state, and federal regulations related to building safety, environmental standards, and accessibility.

Prepare and manage the facilities budget, monitor expenses, and identify cost‑saving opportunities without compromising quality.

Respond promptly to resident and staff facility‑related concerns and emergencies, providing effective solutions.

Maintain accurate records of maintenance activities, inspections, and regulatory compliance documentation.

Collaborate with property management and other departments to support overall operational goals and resident satisfaction.

What we’re looking for:

Experience with computerized maintenance management systems (CMMS).

Background in sustainability practices and building standards.

Project management experience related to renovations or large‑scale maintenance projects.

Excellent interpersonal and communication skills for effective stakeholder engagement.

Bachelor’s degree in Facilities Management, Engineering, Property Management, or a related field.

Minimum of 5 years of experience in facilities management, preferably within residential or real‑estate development sectors.

Strong knowledge of building systems including HVAC, electrical, plumbing, and fire safety.

Proven experience managing budgets and vendor contracts.

Familiarity with health, safety, and environmental regulations applicable to residential properties.

Skills:

The Facilities Manager will utilize technical skills daily to assess and troubleshoot building systems, ensuring operational efficiency and safety. Strong organizational and project management skills are essential for coordinating multiple maintenance activities and vendor schedules simultaneously. Communication skills are critical for liaising with residents, contractors, and internal teams to address concerns and implement improvements effectively. Budgeting and analytical skills enable the manager to monitor expenses, forecast needs, and optimize resource allocation. Additionally, knowledge of regulatory compliance ensures that all facility operations meet legal standards, reducing risk and enhancing resident satisfaction.
