SUMMARY As a Senior Project Manager, you will learn our process and technology, set an example for professionalism and leadership within the operations department by taking ownership of your projects as capital investments, and help the company continually move towards growth and profitability goals.
Additionally, you will be responsible for understanding your assigned contracts, planning & phasing work, managing superintendents, managing a budget and costs for the project, ordering and timing material deliveries, analyzing job‑cost reports, providing estimates of costs to complete the project, as well as change order cost estimation.
You will use your commercial roofing management and safety knowledge proactively as a champion for safety company‑wide by demonstrating best practices, and by working with the President on safety training and strategic initiatives.
RESPONSIBILITIES
Represent the company with clients, GC's, architects, consultants, and property managers
Perform independent takeoffs for projects during pre‑construction to set budget
Manage all RFI's, submittals, and change orders
Procure materials and issue purchase orders
Manage Superintendents and Foremen
Manage numerous large commercial projects simultaneously
Manage material deliveries, schedules, staging and phasing with Superintendents
Manage Pre‑construction, construction, and closeout phases
Provide operational direction, leadership, and accountability in the field and office
Provide safety direction; coordinate trainings for field and management staff as necessary
Track equipment in the field, assist with safety equipment inspections, incident response
Track and report work progress and percentage of completion on multiple projects
Manage job profit gain/fade by identifying and adapting for unforeseen production issues
Assist leadership team in identifying excellent and poor performance in the field
SOFT SKILLS
Possess high-level written and verbal communication skill
Possess high competency with computers and software
Work well as a member and leader of multiple teams
Budget and cost aware of projects as a company investment
Have a high level of attention to detail and accuracy
Can organize information and schedule time efficiently
Has an attitude of ownership of responsibility
Self‑directed and effective in completing tasks and achieving goals
QUALIFICATIONS Comprehension of construction law (prime and subcontract agreements), comprehension of construction documents (drawings, specifications), experience creating submittals, creating Supervisor's manuals, purchasing & receiving materials, managing the installation of product (labor/material), cost controlling, subcontract management, change order management, issuing and filing for warranties, and composing construction project closeout submittals; Commercial roofing knowledge and experience in single‑ply, asphalt, cold‑applied, hot‑applied, and metal products a must.
REQUIREMENTS
Preferred: 5–10 years at roofing subcontractor(s) that works for big general contractors such as Clark, Whiting Turner, and JMA.
Also Acceptable: 5–10 years at any subcontractor(s) that works for big general contractors such as Clark, Whiting Turner, and JMA.
Has processed submittals, RFI's, change orders, and material orders
College degree – STEM degree preferred
COMPENSATION & BENEFITS
Starting salary ranging from $150,000 – $170,000
25% bonus dependent on personal and company performance
