Definition
To manage and coordinate the custodial, warehouse, grounds and building maintenance functions of the District; and to supervise, train, and evaluate assigned personnel.
Supervision Received and Exercised General direction is provided by the Chief Business Officer. Assignments include direct and indirect supervision of lower level custodial, warehouse, grounds and building maintenance personnel.
Example of Duties
Plan, organize and manage the District’s custodial, warehouse, buildings and grounds maintenance activities.
Review the custodial, warehouse, building and ground maintenance needs of the District; assess priorities and schedule accordingly; assign jobs to workers.
Establish and maintain the District’s preventive maintenance and repair programs, goals, objectives and procedures.
Prepare estimates of the time and material costs for assigned projects; direct job planning; order materials and estimate labor requirements.
Meet and coordinate activities with outside contractors in carpentry, landscaping, electrical, plumbing, roofing, and locksmithing; oversee and direct projects.
Maintain records on hours worked; schedule vacations; maintain a variety of operational records on work activity.
Order and maintain an appropriate inventory of materials, tools and equipment.
Serve as a supervisory and technical resource for jobs performed; resource to problems and needs arising on the job.
Inspect completed jobs; identify additional work required.
Ensure the safety of workers and their job sites.
Independently perform difficult and complex skilled trades work as required.
Prepare written reports for the District management staff; may present reports at School Board meetings.
Respond to emergency calls related to District maintenance and operations activities during off hours.
Perform asbestos removal inspections.
Act as manager of rental properties.
Perform related duties as assigned.
Qualifications Knowledge of:
Supervisory and management techniques and procedures.
Principles and practices of trades and crafts related to school district maintenance and operations activities.
Methods, equipment, and tools used in building and grounds maintenance.
Techniques of maintenance program scheduling and organization.
Principles and practices of employee supervision, training, and evaluation.
Maintenance and construction needs of school buildings, facilities and grounds.
Safe work practices.
Rental property laws.
Asbestos monitoring and removal requirements.
Ability to:
Supervise, direct and evaluate the work of others.
Maintain accurate and timely records.
Organize and schedule jobs in a timely manner; assess job priorities; order supplies properly and accurately.
Evaluate the condition of District buildings and grounds and develop appropriate maintenance programs.
Monitor job progress; inspect completed jobs for quality of work.
Provide training to assigned staff.
Experience and Training Any combination of experience and training that would likely provide the required knowledge and abilities in qualifying. A typical way to obtain the knowledge and abilities would be:
Five years of increasingly responsible building and grounds maintenance experience including some supervisory responsibilities.
Equivalent to the completion of the twelfth grade, supplemented by additional specialized training in personnel supervision and applicable trades such as carpentry, plumbing and electrical work.
License or Certificate
Possession of, or ability to obtain, an appropriate, valid California Driver’s License.
Possession of, or ability to obtain, a Pesticide/Herbicide Applicator’s License.
