AFFORDABLE HOUSING SPECIALIST – Brooklyn, NY (1515 Surf Ave)
LCOR is seeking an Affordable Housing Specialist to join our dynamite team in Brooklyn (Coney Island) New York. The Affordable Housing Specialist is responsible for managing all aspects of affordable housing compliance, leasing, and tenant relations for properties within New York City. This role requires in-depth knowledge of NYC housing programs and regulations, along with strong property management skills to ensure communities are well‑maintained, compliant, and resident‑focused. The ideal candidate is highly organized, proactive, and experienced in balancing administrative compliance with hands‑on property operations.
Required Experience
2+ years of experience in affordable housing, property management, or compliance in New York City.
Strong familiarity with NYC housing programs: HPD, NYCHA, HDC, DHCR, CityFHEPS, HASA, and Section 8.
Proven ability to handle leasing operations, tenant relations, and maintenance coordination.
Excellent organizational, multitasking, and problem‑solving skills.
Proficiency with property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
Strong written and verbal communication skills.
Preferred
Certification in affordable housing compliance (e.g., TCS, COS, or similar).
Conversational/Fluent in Russian and/or Spanish.
Knowledge of Fair Housing Laws and NYC housing regulations.
Key Responsibilities Leasing, Tenant Relations & Support
Manage leasing activities for affordable units, including marketing, renewals, and annual re‑certifications.
Assist applicants with the affordable housing lottery process, ensuring eligibility and documentation are complete and accurate.
Provide excellent customer service to residents, addressing questions, complaints, and requests promptly and professionally.
Conduct move‑in and move‑out inspections and coordinate unit turnover with maintenance teams.
Property Management & Operations
Collaborate with maintenance teams and vendors to ensure units and common areas meet safety and quality standards.
Monitor building operations and report maintenance or safety issues promptly.
Assist in managing rent collections, posting payments, and preparing monthly financial and occupancy reports.
Support enforcement of lease agreements and house rules while maintaining positive tenant relations.
Program & Compliance Management
Ensure compliance with all NYC housing programs, including HPD, NYCHA, HDC, DHCR, CityFHEPS, HASA, and Section 8.
Maintain accurate, organized records for audits, inspections, and regulatory reviews.
Monitor income and occupancy levels to ensure program compliance and submit required reports on time.
Stay updated on changes to affordable housing regulations and implement updates as needed.
Communication & Collaboration
Act as a liaison between tenants, city agencies, property managers, and internal teams.
Support community engagement initiatives to foster a positive living environment.
Coordinate with legal teams or supervisors for escalated compliance or tenant issues.
Salary Competitive salary ($25–$32 per hour).
