BASIC FUNCTION The primary responsibility of this position is to operate an assigned profit center for the Company. The incumbent must create an organized and disciplined workflow within all departments of the Company while generating budgeted revenue and company standard profit margins. The incumbent must operate the business within the guidelines established by the Corporate Stockholder(s) and President.
SCOPE AND DECISION MAKING
Have extensive knowledge and experience with Sales and Marketing.
Have Strategic and Critical Sales Thinking and problem‑solving skills.
Develop, implement and maintain sales and marketing plans to meet sales objectives.
Have experience with Sales Management and Recruitment.
Have Performance Management skills; ability to hold others accountable.
Demonstrate a thorough understanding of the local Real Estate industry and the residential home‑building process.
Have a minimum of ten (10) years of high volume homebuilder experience.
Understand the importance of Realtor Relations.
Be able to effectively interact with customers, Realtors, vendors, land development companies, code enforcement officials, inner company personnel and industry peers.
Know the home building process from land acquisition to land development to product procurement to construction to sales release to contract administration to closing to warranty/service.
Demonstrate the disciplines and controls required to strictly control costs including overhead, hard and soft house cost.
Be capable of managing tight deadlines, promptly addressing changes without disrupting schedules, and handling high volumes of work with minimal direct supervision.
Hiring, assigning, evaluating and retaining administrative personnel, sales staff, and a management team required to facilitate profit center business plan.
Position the profit center in conformance with business objectives.
Produce products that meet or exceed specifications outlined at point of sale, reducing warranty/service expense.
Delegate a specified workload to assigned personnel.
MAJOR DUTIES AND RESPONSIBILITIES
Develop, implement and maintain a disciplined workflow from product development to warranty/service for all homes sold, built and delivered.
Establish, implement and maintain strict cost control disciplines within all aspects of the profit center.
Deliver yearly budgeted sales and revenue while achieving company standard profit margins.
Maintain overhead levels that conform to company standards at all times.
Develop and implement a yearly business plan that includes land positioning, product development, market and economic trends, administrative and homebuilding capacities, and external workforce capacities.
Develop, implement and maintain an organized, process‑oriented and safe work environment for all employees.
Develop and maintain position descriptions and administer yearly evaluations and growth plans for all employees.
WORKING CONDITIONS
Workweek: Monday through Friday; Saturdays if workload requires.
Minimum working hours: 8:30 a.m. to 5:00 p.m.
Work vehicle: Dependable transportation utilized as required.
Lifting: Lifting may be required on a daily basis (weights may reach 50 pounds).
Dress: Proper business attire and personal hygiene required.
Stress: Situations may exist that require tolerances for stress and appropriate stress management techniques.
