Job Description The Site Manager coordinates and is responsible for all site construction activities. They will supervise all field personnel and subcontractors to complete the project on schedule and within budget, maintaining high quality workmanship and construction safety practices.
Key Deliverables
Ensure compliance with Brookfield Residential’s Health and Safety Policy and maintain a clean, safe job site.
Control all construction aspects from excavation to certificate of occupancy; review plans, specifications, drawings and prepare cut sheets before excavation.
Coordinate required inspections and obtain Occupancy Certificates prior to closing each home.
Enforce Occupational Health and Safety legislation.
Create RFIs and obtain plans through the system.
Ensure homeowner selections and specifications are followed.
Review, accept, and maintain the general conditions budget, invoice approval weekly.
Maintain SWPPP and BMPs; perform customer touch points and coordinate with Customer Care for Pre‑Orientation Walks.
Supervise daily construction activity, ensuring customizations are completed.
Update and maintain construction schedules daily using Build Pro.
Coordinate labor, trades, subcontractors, suppliers, and utilities; ensure compliance with all Building Codes.
Maintain positive relationships with local inspectors and municipality personnel.
Must Haves
Minimum 5 years as a Site Superintendent/Assistant Superintendent on commercial, residential, or industrial construction.
Excellent oral and written communication skills.
Strong customer interaction skills.
Ability to read and understand working drawings.
Experience in ordering, scheduling, quality control, and production of all residential construction phases.
Working knowledge of computers and Build Pro.
Capacity to multi‑task and work well under pressure.
