Occupancy Specialist II (Madison Park) Location:

Madison Park IV, Boston, MA.

Pay Range:

$20.00/hour to $30.00/hour (salary varies based on responsibilities, location, experience, etc).

Sign‑On Bonus:

$1,500.

Working Hours:

Monday through Friday, 8:30 AM to 5:00 PM.

Responsibilities

Process initial, interim, and annual recertifications; notify residents via notices supplied by Property Management Software.

Conduct recertification interviews; review each recertification to ensure all checklist items are complete; send verification forms to relevant agencies.

Complete recertification worksheets (e.g., Form 50059) for HUD, state agencies, or local housing authorities; ensure resident signs the recertification where required.

Prepare annual Tax Credit reports (Tenant Income Certification – TIC) for state compliance agencies; assist management with property reviews, regulatory audits, etc.

Enter accurate information into Property Management Software; comply with company policies for Tax Credit and resident files; assist with move‑in processes.

Ensure files comply with HOME and HIF regulations; execute recertifications with necessary signatures by the due date.

Maintain the recertification reporting calendar; deliver reports and letters to tenants on time.

Manage waitlist records, purge regularly, maintain contact with prospects, and keep top prospects engaged.

Engage in marketing activities to increase prospect activities; show vacant apartments, tour prospects, pre‑qualify applicants, explain income qualifications and required documentation.

Perform special assignments as necessary.

Requirements

High school diploma or GED equivalent.

3–5 years of relevant work experience.

Experience with various computer systems, including Microsoft Office.

Outstanding verbal and written communication skills.

Excellent customer service skills.

Experience completing affordable certifications from start to finish.

Superb attention to detail.

Strong organizational and time‑management skills.

Self‑motivated problem solver.

Willingness to learn and be trained.

Preferred Qualifications

Associate’s degree.

Bilingual in Spanish and English.

SHCM certification.

Experience in residential property management.

Experience with marketing and leasing.

NALP certification.

Experience with Yardi or RealPage property management software.
