Occupancy Specialist II

to join our team at

Jackson Park Terrace , a 318‑unit tax credit and Section 8 residential community located in Chicago, IL.

Pay:

$23.00 to $25.00 per hour.

Schedule:

Monday–Friday, 8:00 AM – 5:00 PM.

Responsibilities

Process initial, interim, and annual tenant recertifications.

Notify residents of upcoming recertifications via notices supplied by Property Management Software.

Conduct recertification interviews with residents.

Review each recertification to ensure all checklist items are complete.

Send recertification verification forms to appropriate agencies (e.g., Social Security Administration, place of employment, welfare agency, Veterans Administration, relevant banks, etc.).

Prepare recertification worksheet (Form 50059) for HUD office, state agency, or local housing authority, ensuring resident signatures where required.

Complete recertification worksheets for annual Tax Credit reports (Tenant Income Certification TIC), ensuring resident signatures on all applicable paperwork.

Assist Property Management staff with property review preparations for owners, regulatory agencies, auditors, etc.

Accurately enter all information into Property Management Software.

Comply with company policies regarding the proper treatment of Tax Credit and Resident files.

Assist with move–in process facets.

Ensure files comply with regulations of funding/regulatory agencies (HOME, HIF, etc.).

Ensure recertifications are completed by due dates with signatures.

Handle residents’ personal and private information in compliance with local, state, and federal law.

Follow recertification reporting calendar, deliver reports and letters to tenants on time.

Maintain and manage waitlist information per regulations, including guest card completion, periodic purging, and maintaining contact with top prospects.

Engage in marketing activities to increase prospect activity.

Show vacant apartments, conduct property tours, pre–qualify applicants explaining income qualifications and required documentation.

Assist Property Management with PBA, Project Based Section 8, or other subsidy contract renewals, including utility allowance calculations.

Perform special assignments as needed.

Requirements

High school diploma or GED equivalent.

3–5 years of relevant work experience.

Experience completing recertifications for Low Income Housing Tax Credit and/or Project–based Section 8 programs.

Proficiency with computer systems, including web–based applications and Microsoft Office.

Excellent customer service skills.

Strong verbal and written communication skills.

Good organizational and administrative skills.

Ability to consistently meet required deadlines and follow schedules.

Ability to complete repetitive tasks with a high level of detail.

Ability to process initial, interim, and annual recertifications.

Ability to plan and schedule 4 months of work activity.

Preferred Qualifications

Associate’s degree.

Experience with Real Page or One Site property management software.

Tax Credit Specialist (TCS) and/or Certified Occupancy Specialist (COS) certification.
