Role Overview The Sales Director is responsible for driving new business growth across the assigned metro area by developing and managing relationships with property managers, property owners, asset managers, and commercial clients. This role is a senior, revenue-generating position requiring a proven track record of high-value commercial sales, strong local market presence, and the ability to consistently meet or exceed aggressive growth targets.
The Sales Director will operate as a field-based leader, owning the full sales cycle from prospecting through contract execution, while collaborating closely with operations to ensure seamless client onboarding and service delivery.
Key Responsibilities Business Development & Sales Execution
Own and achieve an annual new business sales quota of $2M+
Identify, prospect, and secure new commercial clients across the metro area
Leverage an established local network of property managers, property owners, asset managers, and commercial decision-makers to drive pipeline growth
Develop and execute a territory sales strategy aligned with organizational growth objectives
Manage the full sales lifecycle including prospecting, discovery, proposal development, pricing, contract negotiation, and close
Maintain a consistent pipeline sufficient to meet or exceed quota expectations
Relationship Management
Build, expand, and maintain strong long-term relationships with key decision-makers and influencers
Serve as a trusted advisor to clients by understanding their operational needs and presenting tailored solutions
Represent the organization at industry events, networking functions, and community activities to strengthen market presence
Partner with operations leadership to ensure smooth handoff from sales to service delivery
Monitor market trends, competitive activity, and pricing dynamics within the metro area
Identify upsell and cross-sell opportunities within new and existing client accounts
Participate in strategic account planning for high-value or complex opportunities
Provide regular sales forecasts, pipeline reports, and performance updates to senior leadership
Collaboration & Internal Alignment
Work closely with regional and site-level operations teams to ensure proposals align with operational capabilities
Support client onboarding and early-stage relationship management to ensure customer satisfaction
Provide feedback to leadership on market demands, service gaps, and growth opportunities
Administrative & Reporting
Accurately track all sales activities, pipeline, and forecasts within CRM systems
Prepare and deliver periodic sales performance reports
Ensure all proposals, contracts, and pricing adhere to company policies and approval processes
Qualifications Education
Bachelor’s degree required
(Business, Marketing, or related field preferred)
Experience
Proven success in
commercial B2B sales , preferably in facilities services, property services, construction, or related industries
Demonstrated history of generating
$1M+ in annual sales
in a prior role
Experience selling to property managers, property owners, asset managers, and commercial clients
Strong local market knowledge and established professional network within the metro area
Experience managing long sales cycles and complex, multi-location accounts
Strong hunter mentality with a results-driven mindset
Excellent relationship-building and networking skills
Advanced negotiation, presentation, and closing abilities
Ability to operate independently while managing a large territory
Strategic thinker with strong business acumen
Highly organized with disciplined pipeline and time management
Strong written and verbal communication skills
Customer-focused approach with high ethical standards
Comfortable working in a performance-based, quota-driven environment
