We're seeking a proactive and detail-oriented

Property Manager Assistant

to support the operational side of our growing residential property management company. You will oversee maintenance coordination, vendor quality, leasing operations, and ensure our systems and standards are followed across our portfolio of 170+ single-family homes, condos, and townhomes.

Our virtual team handles maintenance scheduling and tenant communication-you'll ensure

the right vendors are selected , repairs are done

thoroughly and on time , and that

rent-ready standards

are met. Field visits to confirm work completion will be required for turnovers and more involved jobs.

You'll also support: Property showings and leasing logistics Lockouts and evictions Application review (after virtual processing) Oversight of 4 Airbnb rentals, including guest relations and occasional site visits

This is a

hands-on role

ideal for someone organized, resourceful, and ready to grow in the property management field. You'll report directly to our licensed property manager and play a key role in maintaining operational excellence and tenant satisfaction.

Responsibilities

Maintenance Coordination & Quality Control •Ensure proper vendor selection based on quality, cost, and availability •Confirm maintenance and repair work meets quality standards-conduct field visits as needed •Verify the rent-ready condition of properties prior to tenant move-in •Rely on photo documentation and tenant feedback for routine occupied-unit repairs •Monitor adherence to company processes and maintenance workflows

Leasing & Property Oversight •Assist with leasing coordination, including showings, lockbox/sign placement, and listing accuracy •Conduct occasional property showings as needed •Support lockouts and attend evictions when required •Review and finalize rental applications after the virtual assistant compiles documentation

Operational Support •Oversee day-to-day operational tasks across the property management portfolio •Ensure policies and procedures are followed consistently •Assist the licensed Property Manager with compliance and reporting tasks

Airbnb Property Oversight •Support guest communication and scheduling for 4 Airbnb properties •Perform occasional property visits for restocking, inspection, or issue resolution

Team Coordination & Communication •Hold weekly 1-on-1 virtual meetings with each team member to address challenges, review KPIs, and support their success •Lead weekly virtual meeting with the Property Manager to report updates, escalate issues, and strategize for upcoming priorities •Coordinate closely with virtual assistants and vendors to maintain seamless operations

Qualifications

Required: •Solid understanding of home construction, systems, and basic repair/maintenance needs •Experience in dispatching and coordinating with vendors and contractors •Proven ability to oversee and manage team members and virtual staff •Minimum 2 years of experience in residential real estate, property management, or leasing •Strong organizational and time management skills •Excellent communication and interpersonal skills (verbal & written) •Tech-savvy with ability to learn and manage software systems (e.g., property management platforms, communication tools) •Valid driver's license and reliable transportation for property visits

Preferred: •Experience working with single-family homes, townhomes, and condos •Familiarity with Charlotte, NC, and surrounding markets •Experience with short-term rental platforms (Airbnb, VRBO, etc.)
