Casa Quezada/DSP (Dolores Shelter Program) Reports to:

Program Manager Compensation:

$22–$25 per hour, full‑time, non‑exempt. Duties and Responsibilities

Manage day‑to‑day property administration, focusing on excellent tenant service. Be available on‑call evenings and weekends for emergencies. Assist Program Manager with developing, maintaining, and ensuring compliance with all program policies, procedures, and legal and funding regulations. Collect data for government and funders’ reports, update required reports, and disseminate information appropriately. Collaborate with services staff, DPH, tenant representatives, and other DAH staff for a productive team approach to support tenants. Participate in grievance meetings, eviction proceedings, interviews, and emergency responses. Perform regular housekeeping inspections; document and report vacancies; check and secure vacant units. Attend relevant meetings with government agencies, providers (including MNRC), and community organizations. Complete Tenant Income Certifications every six months and prepare files for Program Manager review. Keep legible client records, document and report issues to supervisor. Review incident reports bi‑weekly or monthly, write responses, file them, and store copies appropriately. Occupancy

Review lease agreements and addendums, process move‑in documents, and prepare new leases, re‑certifications, and renewal documents. Coordinate with Pest Control Company for inspections. Collect rent and maintain rent‑collection records. Prepare maintenance billing statements, delinquent account statements, and non‑payment notices. Ensure fair application of property rules, issue lease violations, and recommend non‑compliance cases to Program Director. Perform initial inspections to ensure units meet HUD quality standards. Respond to tenant inquiries sensitively, resolving problems and referring issues to appropriate staff. Attend tenant meetings and resident workshops as needed. Promote resident activities to support housing stability and personal growth. Personnel

Participate in recruitment, hiring, and training for vacant positions. Facilitate semi‑monthly staff meetings to share information and troubleshoot. Administrative & Program Support (DSP Program)

Process purchasing requests and ensure timely acquisition of shelter and office supplies. Create and maintain spreadsheets for data tracking, budgeting, inventory monitoring, and program reporting. Manage inventory of breakfast items and office supplies; coordinate replenishment. Develop monthly shelter logs for staff, ensuring accuracy and accessibility. Perform general clerical tasks: copying, scanning, scheduling, and document preparation. Schedule meetings; take clear, organized notes for staff distribution. Maintain program data systems, updating and reviewing data for accuracy. Organize filing systems, ensuring records are complete and legible. Support vendor communications and logistics. Draft professional correspondence in response to participant or community complaints. Other Organizational Duties

Conduct business according to the Mission Action Employee Handbook, exercising sound judgment. Work within the agency’s mission, vision, values, and commitment to diversity, equity, inclusion, restorative justice, trauma‑informed work, and language justice. Treat each community member with respect and dignity. Perform other duties as assigned. Qualifications for Successful Employment

Demonstrated ability to perform all essential duties and responsibilities. Strong computer skills with Microsoft Word and Excel. Well organized, efficient, highly motivated, able to handle multiple tasks under pressure, and self‑directed. Fluency in Spanish preferred, including written translation of documents. Ability to work independently and as part of a team. Experience with low‑income, immigrant, and monolingual Spanish‑speaking communities. Strong commitment to serving underserved communities.
