JOB SUMMARY

The Vice President of Asset Management provides leadership, vision, and direction for multiple aspects of construction, project management and environmental compliance. This position will manage a portfolio of capital projects to include new greenfield site development, major expansion initiatives at current communities, and significant facility renovations. Additionally, this role will work closely with the existing community network to provide functional leadership in a “dotted-line” organizational design to the site level operations teams. The focus will be on the development and execution of best‑class construction practices in an effort to maximize the useful life of physical assets, maximize cost savings, and achieve operational efficiencies.

ESSENTIAL JOB FUNCTIONS

Manages and develops departmental business planning, budget preparation, forecasting, capital investments, solving internal or external issues and staff development.

Responsible for helping the company to achieve financial goals and objectives, while developing mid‑term to long‑term strategic plans and pursuits.

Provides leadership, direction, and guidance in construction procedures, building codes, scheduling, and safety practices. Partner with internal teams to develop complete bid packages including qualification materials, project estimates, bid schedules and proposals.

Collaborates with development team leaders towards a common goal; streamlines the project delivery process; reviews progress, submittals, construction schedule and performance on all projects.

Responsibilities include ownership of an annual budget in the range of $40‑60 MM and lead an internal group of construction project managers, in conjunction with external stakeholder firms involved in site identification, design, construction, engineering, and/or other project management responsibilities.

Assist in preparation of quarterly capex forecast and annual capex budget process.

Guides the business case underwriting for capital investments.

Oversees cost reporting, change order management and project document control.Tracks the performance and progress of each project and makes adjustments as needed to keep the projects on track for success. Monitors and prevents major costs and schedule impacts.

Direct project leads and ensures all projects are completed on time, within budget, and according to pre‑established specifications.

Oversees the activities of assigned team(s); manages, trains and coaches employees while guiding them to reach their potential and providing constructive feedback for employee development; reviews incoming candidate resumes, interviews, and strategically hires new team members based on department/region staffing needs.

Works with leadership to develop short to long‑term strategic plans for the organization around the growth and development.

Participates in acquisition due diligence and underwriting as necessary.

SKILLS, EDUCATION, AND EXPERIENCE

Education and/or Experience – Bachelor's degree (B. A./ B.S.) in related field, MBA preferred.

Reasoning Ability – Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Possess excellent organization and project management skills, leadership skills as well as the ability to manage and complete multiple tasks simultaneously. Must have the ability to analyze operations and initiate changes to improve performance.

Ability to travel 30‑50 %

15+ years of leadership experience in commercial construction/asset management

Strong written and verbal communication skills, including the ability to effectively present complicated business case reviews to Senior Management.

Objectives largely tied to company‑wide performance and guided by broad company policies and strategic initiatives.
