Job Title Lead Operating Engineer
Job Description Summary Responsible for ensuring the proper, efficient operations and maintenance of the mechanical, electrical, and plumbing systems for the assigned facility. The role may involve supervising maintenance staff depending on the size and complexity of the assignment.
Responsibilities
Assist with or conduct daily operations and maintenance of HVAC, electrical, and plumbing systems and general building maintenance.
Supervise maintenance staff when applicable, assign tasks, and monitor progress.
Perform preventive maintenance duties such as changing filters, lubricating motors, replacing lamps, ballasts, fixtures, inspecting and adjusting belts, and replacing motor bearings.
Recommend improvements to the preventive maintenance program.
Develop and maintain effective building‑specific maintenance procedures.
Coordinate maintenance efforts with outside contractors and technicians.
Maintain stock and inventory control.
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations.
Ensure management is informed of current building operations by compiling and submitting monthly reports.
Complete required C&W Safety Training annually.
Adhere to C&W Uniform Dress Code and maintain a neat, clean appearance while on the property.

Graduate of an apprenticeship program or trade school preferred
Important Experience
5+ years of related trade experience operating mechanical, electrical, and plumbing systems in a commercial property setting
Additional Eligibility Qualifications
Appropriate license/permit for trade as required (e.g., Journeyman or Master Electrician, City Licenses, Operator’s License, Steam Engineer License)
Valid “Universal” level certification for CFC and HFC refrigerants (EPA Section 608)
Valid driver’s license with a good driving record
Basic computing skills in Outlook, Excel, and Word
Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems
Knowledge of energy management systems and techniques
Thorough knowledge of all building systems operations, maintenance, and repair
Work Environment This job operates in a professional office environment but also requires frequent travel between properties in varying weather conditions.
Physical Demands
Must be able to stoop, stand, climb, frequently lift a minimum of 50 lbs, and install rigging/lifting devices.
Regularly required to crouch and reach to install/move equipment by bending forward or legs.
Involves movement between departments, floors, and properties.
Ability to speak clearly and read information presented orally and in writing.
Regularly requires vision to read printed material, drawings, and schematics.
