Facilities Maintenance Technician

Job Summary The Facilities Maintenance Technician is responsible for the general maintenance, upkeep, and repair of the expansive property, including all grounds, buildings, and associated facilities. This versatile role requires proficiency across multiple trades to execute repairs, manage work through a ticketing system, and ensure the property maintains its premier standard.

Essential Duties & Responsibilities (Core Trades) Execute a wide range of repairs and maintenance tasks, including but not limited to: Plumbing: Address leaks, unclog drains, and repair/replace fixtures.

Electrical (Basic): Perform basic repairs, replace switches, outlets, ballasts, and light fixtures.

HVAC (Basic): Complete routine maintenance (e.g., filter changes), basic troubleshooting, and minor repairs.

Carpentry/General: Perform minor structural repairs, install/repair trim, doors, windows, drywall, painting, and general property upkeep (e.g., pressure washing, event setup).

CMMS/Ticketing: Efficiently manage, prioritize, and document all maintenance requests using the computerized maintenance management system (CMMS).

Preventative Maintenance & Makeready: Participate in scheduled PM tasks and execute facility turnover/makeready work.

Required Qualifications & Experience Minimum of 3 years of hands-on maintenance experience in a multi-trade environment.

Mandatory experience in apartment maintenance, facilities maintenance, or a similar expansive property.

Proven proficiency in the four core trades: Plumbing, Basic Electrical, Basic HVAC, and Carpentry.

Experience utilizing a computerized maintenance ticketing/work order system.

Strong self-starter with the ability to work independently and efficiently on a large property.

Valid driver's license required.

Note: No visible tattoos (neck, face, hands) permitted.

Schedule & Compensation Shift Details: Primarily a Second Shift schedule (e.g., 11:30 AM – 8:00 PM or 1:30 PM – 10:00 PM) to cover after-hours needs and events.

Operational Days: Regular weekend and holiday work is required as part of the Sunday-Saturday operational schedule.

Pay Rate: $18 - $20 per hour, depending on experience (DOE).
