Position Summary: The Director of Leasing is responsible for achieving maximum occupancy and total revenue potential of INSPĪR | Carnegie Hill by attracting qualified prospects in the community and converting those prospects into residents. The Director of Leasing is responsible for managing and cultivating the sales and marketing plans, leads, database, and the move-in process in its entirety of INSPĪR | Carnegie Hill residents.
Key Responsibilities:
Regularly meets the sales standards as set by the VP of Sales
Answers telephone inquiries from prospective residents, schedules visits, conducts tours and closes sales as per sales and marketing goals
Meets and greets visitors and tours prospective residents
Consistently uses all Maplewood sales tools
Ensures that the building including the leasing gallery shows a positive first impression and communicates issues to supervisor
Ensures model apartments are well appointed, clean, and neat
Responsible for cultivating leads and generating a database, documenting written and oral communication with leads and ensures all leads are entered in to applicable CRM
Ensure use of CRM within community is timely and accurate
Ensures all lead sources are identified in the CRM system
Ensures inquiry forms for prospective residents are always available at the front desk and provided to all managers
Works with the General Manager to resolve any community presentation issues
Maintains or grows resident occupancy to maximum levels
Works collaboratively with department heads to emphasize the team’s role in sales and participation in the community sales & marketing plans
Supervision of other employees in the Leasing Department.
Monthly mystery shop results score above 80%
Plans and coordinates two lead generating events each month
Proactively identifies and pursues publicity opportunities to promote sales
Coordinates new resident move-in process with support of management team, including all required paperwork, unit readiness, resident requests and welcome event
Meets monthly budget targets, with any variances to be discussed with the General Manager
Provide monthly sales and/or customer service training to concierges and managers
Analyzes the strengths and weaknesses of the community compared to competitors and develops appropriate action steps to effectively sell against the competition
Identifies primary and secondary markets with appropriate sales strategies and tactics
Gathers CRM reports for analysis and interpretation (to identify solutions)
Provide Manager on Duty weekend coverage as scheduled
Complete competitive market analysis data and maintain a detailed competitor comparative analysis (including rates, apartment sizes, services, and amenities) annually every February & August
Education/Experience/Licensure/Certification:
Bachelor’s degree in marketing, human services, hospitality or communications preferred
5 years of sales and/or marketing experience with a proven track record
Exceptional customer service and public relation skills
Familiarity working in the New York City market
Experience with or interest in working with seniors including those with memory care needs
Experience working in a fast-paced environment with ability to prioritize and multi-task
Positive mindset with strong proven ability to problem solve in a quick and efficient manner
Creative approach to goals and problems
Demonstrates proficiency in:
Microsoft Office Suite
Any applicable CRM
Proven record of identifying and developing professional referral sources
Creative, energetic, enthusiastic, patient, flexible, encouraging, and team oriented.
Displays patience, tact, enthusiasm and a cheerful disposition
