Job Description Summary The Sales Consultant drives the property’s marketing, leasing, and renewal strategy to meet occupancy, revenue, and resident‑retention goals. The role serves as the primary point of contact for prospective residents, guiding them through the leasing process, supporting resident satisfaction throughout the lease term, and proactively managing lease renewals in line with Active Adult best practices.

Key Responsibilities

Perform all sales and leasing activities to achieve revenue and occupancy goals.

Qualify prospects, conduct property tours, process applications, conduct credit and background checks, and prepare lease move‑in packages.

Track apartment availability, record leasing activity, manage resident and prospect data, and analyze data using the on‑site property management software.

Maintain show‑unit quality, coordinate with maintenance and merchandising teams, and prepare the leasing office for daily activities.

Follow up with prospects and new residents within 24 hours to ensure satisfaction and finalize decisions.

Support lease renewal programs, prepare renewal letters and packages, and ensure timely completion of renewal documentation.

Address resident and client concerns promptly and document resolution.

Interact with residents and acknowledge them by name to build relationships.

Attend community events and network to generate referrals and new business leads.

Complete financial, administrative, and other reports as needed.

Assist the Lifestyle Coordinator with event setup when required.

Basic Knowledge & Qualifications

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1‑3 years of relevant sales, marketing, internet, and customer service experience.

Strong written and verbal communication skills.

Mathematical proficiency for sales conversion calculations.

Ability to generate leads, conduct presentations, qualify prospects, and close sales.

Specialized Skills

All required state and local licenses or certifications must be held.

Valid driver’s license for property golf‑cart operation.

Proficiency in word processing, spreadsheets, property management, and database applications.

Strong internet marketing and advertising skills.

Adaptability to specific markets and professional audiences.

Travel / Physical Demands

Work is predominantly office‑based with occasional outdoor exposure.

Ability to access all property areas and lift up to 25 pounds independently (50 pounds with assistance).

Flexible schedule may include evenings, weekends, and holidays; occasional local travel required.

Additional Compensation Base salary may qualify for quarterly or annual bonus programs based on individual and company performance. Onsite property positions may also receive weekly, monthly, or quarterly bonus programs.
