Facilities Maintenance Supervisor

This is responsible supervisory and skilled work in the general maintenance, repair, and/or custodial services of County buildings and facilities.
NATURE AND VARIETY OF WORK Work involves responsibility for planning, organizing, and supervising through subordinate personnel the work of skilled, semi-skilled, custodial or security workers engaged in the general maintenance, repair, protection, or cleaning of buildings and facilities. Work is carried out with considerable independence under the general direction of an administrative superior, and is reviewed through inspections and evaluation of results obtained.

Plans, confers with, and supervises the work of subordinate trades, skilled, semi-skilled, or custodial employees engaged in the general maintenance, repair, or cleaning of County buildings and facilities, including air and temperature control systems and related appurtenances.
Develops or assists in the development of standards, and interprets policies and procedures, approves work schedules and priorities, and inspects work in progress and upon completion.
Prepares labor estimates; advises in the placement of personnel; organizes training programs; assists subordinate staff and recommends solutions to personnel problems.
Maintains and instructs subordinates in safety procedures and requirements.
Performs related work as required.
KNOWLEDGE, SKILLS, AND ABILITIES Thorough knowledge of the methods, techniques, and practices of the general maintenance and repair related to the care of building and facilities.
Thorough knowledge of the operation and care of equipment, tools, and supplies related to the care of buildings and facilities.
Ability to plan and direct the work of subordinate employees and tradesmen, and to assist in training and instructing employees in building maintenance, repair, or custodial operations.
Ability to establish and maintain appropriate records and reports.
Ability to establish and maintain effective working relationships with superiors and subordinates.
Ability to communicate effectively both orally and in writing.
Graduation from high school or vocational school; two (2) or more years of experience in building maintenance and repair operations, including supervisory experience; and a valid non-commercial Class C motor vehicle operator's license.
Knowledge and familiarity with a work order system
Extensive Experience in HVAC Repair, Maintenance and Installation to Include Rooftop units of all sizes, Water Source Heat pumps, Split Systems, VAV Boxes, Oil/Gas Furnaces, Oil/Gas Boilers, and Cooling towers.
Extensive Experience with Multiple BAS Control Systems for HVAC equipment.
Experience in troubleshooting and solving complex problems.
