Leasing Consultant - Lease Up Salary: $23 – $24 per hour Schedule: Full‑time, Thursday – Monday, 9 am – 6 pm

Thrive Communities seeks a Leasing Consultant to support leasing and resident engagement in our 900 Rainier property. The role focuses on marketing, leasing, and administrative responsibilities while maintaining a welcoming dealership environment.

Job Responsibilities

Marketing/Leasing

Maintain a professional yet friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.

Inspect models and market‑ready vacancies daily to ensure cleanliness. Perform cleaning and staging as needed.

Conduct all business in accordance with Thrive policies and procedures and applicable laws.

Answer incoming phone calls and handle each call appropriately.

Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and apartments while communicating features and benefits.

Maintain awareness of local market conditions and trends; contribute marketing ideas to improve resident satisfaction.

Maintain a lease closing ratio appropriate for the property and sub‑market.

Adhere to a marketing plan, promote the property through various advertising sources, and execute a brand story.

Host open houses and creative events to attract prospective tenants and meet occupancy goals.

Achieve leasing and occupancy goals set by the absorption schedule, collaborating with the client to adjust rents and concessions as needed.

Administrative

Complete all lease applications and assist with application verification; notify prospective residents of results.

Type resident communications as needed.

Complete all lease paperwork including related addenda and accept rents and deposits.

Complete Guest Card information for all prospects, send thank‑you notes, and follow up.

Inspect property on grounds, collect litter, report any service needs, and inspect move‑outs and vacancies.

Inventory office supplies periodically and report needs to Community Manager.

Organize and file reports, leases, and paperwork; attend property and Thrive trainings and meetings as requested.

Perform any additional duties assigned by Leasing Manager, Assistant Manager, Community Manager or Regional Manager.

Desired Skills & Experience

Leasing experience in multi‑family housing strongly preferred.

National Apartment Leasing Professional (NALP) preferred.

Customer service experience strongly desired.

Yardi/CRM and Onsite experience preferred.

Proficient in Microsoft Word, Outlook and Excel.

Ability to read, write, speak and comprehend English using correct grammar and punctuation.

Physical Requirements

Ability to stand and walk or sit alternately depending on needs; ~70% on feet, 30% at desk.

Constant need to type, write, and work at a computer while answering phones.

Occasional need to bend, stoop, squat, climb stairs, push or pull, and reach above shoulder.

Must follow strict safety protocols and wear appropriate PPE if working at a site under development; terrain may be uneven.

Ability to lift/move/push/pull up to 25 lbs frequently; occasionally up to 40 lbs.
