We are looking for a
Building Maintenance III
to perform routine and extensive preventative maintenance and repairs for an assigned senior housing facility under the direction of the Regional Maintenance Supervisor.
Essential Job Duties
Inspect the grounds, building, and mechanical equipment daily for safety and health hazards, communicate any concerns to the Regional Maintenance Supervisor.
Work with the Property Manager to complete Service Requests for tenants within 24 hours of receipt.
Support the Regional Maintenance Supervisor by training new hires and conducting REAC inspections.
Maintain the Preventive Maintenance Chart.
Clean and prepare vacant units for occupancy; remove old finishes, prepare surfaces for repairs, and complete the vacant unit checklist for quality review.
Mix cleaning solutions to appropriate strength and store all cleaning solutions and chemicals in labeled, safe containers as established by the Maintenance Manual.
Clean facility offices and all common areas according to the Preventive Maintenance Schedule.
Remove graffiti within 24 hours of observation or notice.
Act as liaison between vendors and the Regional Maintenance Supervisor by providing access to facility equipment and reporting status on repairs and services.
Order pre‑approved janitorial supplies, chemicals, and materials and ensure proper inventory levels.
Occasionally drive own vehicle to other company facilities and supply stores for company business as required.
Maintain and replace electrical and mechanical systems, inspect equipment, troubleshoot malfunctions by determining causes and making necessary adjustments.
Respond to after‑hour and weekend emergencies.

Willingness to work after hours and on weekends as needed.
Strong organizational and time‑management skills with attention to detail.
Adhere to eTime management systems, attendance policies and safety regulations.
Maintain the highest ethical standards and understand and live by TPM’s business conduct and policies.
Travel: occasional driving required locally. Must have a valid California Driver’s License, proof of current vehicle insurance, and a driving record that meets the Company’s insurer’s criteria; must be able to use own vehicle for work.
Knowledge and Skills
Knowledge of building systems related to heating, cooling, plumbing, electrical, sewer, fire sprinklers, low voltage, and nurse call systems.
Proficiency with precision measuring instruments or electronic testing devices.
Knowledge of use of hand and power tools.
Bilingual in English/Spanish (written and oral) preferred.
Computer skills: Microsoft Office Suite (Word, Excel), Outlook, Internet search engines; familiarity with PDA devices such as smartphones and tablets.
Equipment use: shampoo machine, vacuum cleaner, stripping machine, Whittaker machine, A‑type ladders, power and hand tools, pressure washer, drain line cleaner, concrete grinder, tile cleaner, electrostatic disinfectant sprayer, phone, fax, PC, tablet.
Experience and Education
High school diploma or GED required.
2–4+ years of hands‑on building maintenance experience.
Formal related training from a trade school or certifications, including HVAC, plumbing, electrical, appliances, flooring, etc., preferred.
Coursework or seminar attendance in Fair Housing, customer service, REAC, and other building/unit inspections required or preferred.
Physical Requirements Constantly
(6–8+ hours per day): Standing, walking, using hands and fingers.
Frequently
(3–6 hours per day): Pushing & pulling, reaching (above shoulder level), lifting of up to 70+ lbs.
Occasionally
(up to 3 hours per day): Sitting, squatting/bending, climbing.
Work Environment & Exposures Position may require occasional exposure to fumes or airborne particles, vibration and loud noise levels. May be exposed to varying weather conditions, soil, pollen, grass, plant materials, fertilizer, cleaning solutions of home strength, industrial strength solutions for pest control, paints or solvents. Hazards include occasional exposure to biohazards such as blood‑borne pathogens, sewage, building waste.
Travel
Occasional driving required locally. Must have a valid California Driver’s License, proof of current vehicle insurance, and a driving record that meets TELACU’s insurer’s criteria; must be able to use own vehicle for work.
Occasional local travel to trainings, seminars, and conferences.
