MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also performs the make‑ready process consistently with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance: regular/daily onsite attendance and response to resident/management requests for community common areas, buildings, and units in a timely manner.
Ensure all repairs and replacements are completed for community common areas and units.
Assist with scheduling and performance of all maintenance/repair-related turn events.
Daily cleanup of the exterior of the community, including grounds, breezeways, and common areas.
Perform swimming pool maintenance and cleaning and maintain accurate chemical logs.
Inspect grounds, buildings, and other community features daily to minimize and correct hazardous property conditions.
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Follow Asset key policy, maintain a well‑organized and properly stocked maintenance shop, and promote safe work practices.
Assist with inventory monitoring, record keeping, and general upkeep of office, common areas, and model unit.
Report any observed violations of community rules to the Maintenance Supervisor and/or Community Manager.
Participate in on‑call emergencies at the community.
Utilize property resources, equipment, and supplies economically and comply with OSHA guidelines.
Perform additional tasks and responsibilities as requested by the Maintenance Supervisor and Community Manager.
Manage excellent customer service and monitor service request turnaround and responsiveness.
Project a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency in dealing with residents on all matters and enforce community policies as delegated.
Education / Experience
High School Diploma or Equivalent.
Basic computer skills required to perform on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular movement and mobility between work sites; ascending/descending ladders, stairs, ramps, step stools, and tight spaces.
Ability to lift, place, or move objects of 100+ lbs. in all directions.
Ability to work overtime, weekends, night hours, and on-call emergencies.
Exposed to outdoor weather elements and hazardous chemicals.
Occasional stationary position with prolonged standing or sitting.
License / Equipment
Reliable transportation required for emergency on‑call duties.
Salary Range : $20 per hour to $20 per hour
