The Facilities Maintenance Specialist is responsible for maintaining, repairing, and improving manufacturing facility buildings, infrastructure, and support systems to ensure safe, efficient, and uninterrupted operations. The role focuses on preventive maintenance, rapid response to facility-related issues, and close coordination with production, safety, and engineering teams to support manufacturing performance. Job Responsibilities

Perform routine inspections and preventive maintenance on manufacturing buildings, production support areas, and facility systems including HVAC, compressed air, plumbing, electrical distribution, lighting, doors, docks, and fire protection systems. Troubleshoot and repair facility-related mechanical, electrical, plumbing, and structural issues that impact manufacturing operations. Respond promptly to facility maintenance requests and emergency situations to support production uptime. Maintain plant infrastructure such as roofs, floors, walls, restrooms, offices, break areas, and exterior building components. Maintain grounds and exterior areas including basic landscaping, snow and ice removal, drainage, and parking areas. Assist with facility modifications, equipment installations, production line changes, and space reconfigurations. Perform basic fabrication, welding, painting, carpentry, and concrete repairs as needed. Create and update standard operating procedures (SOPs) for facility equipment. Maintain accurate as-built drawings and utility schematics. Maintain maintenance records, work orders, inspection logs, and spare parts inventory using a CMMS. Improve CMMS data quality by updating asset lists, preventive maintenance frequencies, and spare parts. Work safely in an industrial manufacturing facility with required PPE, comply with OSHA regulations, environmental requirements, fire codes, and company safety policies. Support internal safety audits, OSHA inspections, and fire marshal inspections. Maintain lockout/tagout (LOTO) procedures and documentation for facility systems. Assist with emergency response planning (fire, power loss, severe weather, evacuation drills). Coordinate and oversee outside contractors for facility repairs, inspections, and capital improvement projects; evaluate contractor performance and ensure adherence to safety and quality standards. Support cross-training of maintenance or production personnel on basic facility systems. Assist with building automation systems (BAS) or controls troubleshooting; support installation and maintenance of security systems, access control, and cameras. Help integrate IoT sensors or monitoring tools for critical facility equipment. Participate in on-call, after-hours, or shutdown maintenance activities as required. Job Qualifications

High school diploma or equivalent required. 3-5 years of facilities maintenance experience in a manufacturing or industrial environment. Strong knowledge of industrial HVAC systems, electrical distribution, plumbing systems, and general plant maintenance. Ability to independently troubleshoot and complete routine to moderately complex repairs. Ability to read and interpret blueprints, schematics, equipment manuals, and safety documentation. Experience working in safety-focused and regulated manufacturing environments. Strong time-management and prioritization skills with ability to support production schedules. Basic to intermediate computer skills. Valid driver’s license. Ability to lift up to 50 pounds; stand, walk, climb ladders; operate lifts and work at heights or in confined spaces. Ability to work indoors and outdoors in varying temperatures and weather conditions. Preferred Qualifications

Technical certification or trade school training preferred. Experience using CMMS software preferred. OSHA 10 or OSHA 30 certification preferred. Experience supporting manufacturing utilities such as compressed air, dust collection, and process water systems. Welding or fabrication experience; maintenance electrician experience. Forklift, scissor lift, or boom lift certification preferred. Compensation
