Job Summary Maintains efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliances.
Essential Duties and Responsibilities
Perform general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
Respond promptly to resident work order requests and notify management upon completion or of pending work due to back‑ordered supplies.
Responsible for the daily repair and upkeep of the community.
Perform routine maintenance punch on vacant units prior to new resident occupancy.
Maintain care, maintenance and inventory of all supplies and equipment owned by the community and/or the company.
Clean work area, tools and equipment.
Maintain company‑provided tools.
Report unusual or extraordinary circumstances regarding the property or residents.
Maintain required property uniform and ensure a professional appearance and behavior at all times.
Provide courteous, efficient response at all times.
Keep pools, fountains, hot tubs, and other amenity areas clean and operable.
Operate within OSHA standards and company safety policies at all times.
Have thorough knowledge of company policies.
Pursue educational opportunities and self‑improvement for personal growth and development.
Be available on an on‑call basis.
Supervisory Responsibilities This job has no supervisory responsibilities.

Driving Requirements Must have a valid driver’s license and ability to drive to daily activities.
Education and/or Experience High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience.
Equipment/Machinery/Tools Required to use gloves, eye protective glasses/goggles and other PPE as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Mathematical Skills Ability to add and subtract two‑digit numbers and to multiply and divide by 10's and 100's. Ability to perform these operations using units of American currency as well as weight, volume, and distance measurements.
Reasoning Ability Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Certificates, Licenses, Registrations HVAC certification is preferred. Certified Apartment Maintenance Technician (CAMT) is recommended. Fair Housing Certification is required within 14 days of hire.
Physical Demands Regularly required to stand; use hands to finger, handle, or feel; and reach with hands and arms. Frequently walk, climb or balance, talk or hear. Frequently sit, stoop, kneel, crouch, or crawl; smell. Must frequently lift or move 25 pounds and up to 60 pounds, and occasionally move more than 100 pounds with assistance. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
