Maintenance Technician - Summerland Heights Apartments Job Title: Maintenance Technician Supervisor: Maintenance Supervisor/Community Manager FLSA Status: Non‑Exempt (Hourly)

Job Summary:

Maintains efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structure, and appliances.

Essential Duties and Responsibilities:

Perform general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.

Respond promptly to resident work‑order requests and notify management upon completion or when work is pending due to back‑ordered supplies.

Maintain the daily repair and upkeep of the community.

Perform routine maintenance on vacant units prior to new resident occupancy.

Manage the care, maintenance and inventory of all community supplies and equipment.

Keep work area, tools and equipment clean and orderly.

Maintain all company‑provided tools.

Report unusual or extraordinary circumstances regarding the property or residents.

Present a professional appearance and behavior at all times.

Provide courteous and efficient responses at all times.

Keep pools, fountains, hot tubs and other amenity areas clean and operable.

Operate within OSHA standards and company safety policies.

Maintain knowledge of company policies.

Pursue educational opportunities for personal growth and development.

Be available for on‑call work.

Supervisory Responsibilities:

This position has no supervisory responsibilities.

Qualifications:

To perform this job successfully, an individual must possess the knowledge, skill, and ability listed below. Reasonable accommodations may be made for individuals with disabilities.

Must have a valid driver’s license and the ability to drive to daily activities.

High school diploma or GED; or one to three years of related experience and/or training; or an equivalent combination of education and experience.

Use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Skilled in safe use and maintenance of tools such as wrenches, hammer, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.

Read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Add and subtract two‑digit numbers and multiply and divide by tens and hundreds using units of American currency as well as weight, volume and distance measurements.

Apply common sense to carry out detailed written or oral instructions. Deal with problems involving a few concrete variables in standardized situations.

HVAC certification preferred. Certified Apartment Maintenance Technician (CAMT) recommended. Fair Housing Certification required within 14 days of hire.

Physical Demands:

Regularly required to stand, use hands, reach, walk, climb, balance and talk or hear. Frequently required to sit, stoop, kneel, crouch, or crawl; smell. Must frequently lift and/or move 25 pounds up to 60 pounds, and on rare occasions move more than 100 pounds with assistance for heavier activities such as moving appliances. Vision requirements include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
