Description We are seeking a proactive and detail-oriented Maintenance Supervisor to oversee daily facility upkeep, coordinate vendor relationships, and manage the maintenance team. This role requires a strong technical background, excellent organizational skills, and a commitment to safety and customer service.
Essential Functions
Perform daily maintenance throughout the facility and common areas, including but not limited to minor electrical, minor plumbing, paint touch‑up, small carpet repair, landscape, and basic carpentry.
Manage all pool systems in cooperation with aquatic vendors.
Paint curbing and fire hydrants throughout the community per maintenance plan.
Conduct lighting checks throughout the community and replace lights using a boom lift.
Maintain a clean pool deck and water park area.
Manage all facility cleaning operations throughout the community.
Establish and maintain departmental budgets.
Coordinate and schedule all required contract facility maintenance.
Establish and support a wide variety of vendor relationships.
Coordinate and schedule all construction projects that arise.
Maintain a system of record‑keeping logs for all mechanical systems and annual inspections.
Assist Administrative Coordinator with facility event set‑up and break‑down.
Assist the Accounting Department in ensuring prompt payment of vendors.
Available to respond to on‑call after‑hours barrier arm and gate repairs.
Perform janitorial duties throughout the Clubhouse and two guardhouses, including stock restrooms with toiletries, clean restrooms, vacuum, and maintain the cleanliness of all fitness facility rooms.
Maintain clean and debris‑free community grounds.
Create and provide a monthly facilities news article for the community website and newsletter.
Additional duties as may be assigned.

Maintain a professional appearance and attitude, including grooming and personal hygiene, at all times. Staff interaction with residents, guests, and visitors will be in a professional and courteous manner at all times.
Ability to understand, interpret, and apply the Board of Directors approved policies and procedures governing community operations.
Minimum Qualifications
Minimum 2 years of facility and maintenance experience.
Supervisory skills with managing a maintenance team.
High School diploma or equivalent.
Working knowledge of barrier arm replacements and gate operators.
Working knowledge of maintaining park and playground equipment, tennis, and basketball courts.
Working knowledge and ability to operate a boom lift.
Diverse background of expertise in mechanics.
Basic understanding of HVAC systems.
Knowledge of OSHA standards and MSDS regulations.
Computer proficiency in Word, Excel, and Outlook.
Organizing and prioritizing skills.
Attention to detail and accuracy.
Excellent communication skills, both written and verbal.
Problem‑solving skills.
Preferred Qualifications
Certified Pool Operator (COP License).
Working knowledge of QuickPass gate access software.
Systems: Fire suppression systems and intruder alarm systems.
Experience working in a large‑scale Clubhouse facility and water park.
Special Requirements
Will be required to work evenings, weekends for community events.
Ability to work outside under adverse weather conditions.
Ability to lift 75 lbs.
ADA Requirements
See and read small print, both on paper and a computer screen, quickly and accurately.
Ability to hear a human voice over the telephone and from 6 feet away.
Ability to move quickly and assist others in an emergency.
Assist staff and members with emergency response and exit.
Ability to work in confined spaces.
Ability to utilize hand and power tools.
AED/CPR/First Aid Certification.
