Who You Are The Pre-Development Project Analyst supports pre-development activities across corporate real estate, development, engineering and operations, collaborating with the Predevelopment Project Manager and stakeholders.

Responsibilities

Support Predevelopment Project Managers and acquisitions with upfront diligence workstreams, including researching jurisdictional databases and codes prior to purchase agreements.

Assist with preparing predevelopment budgets and managing project cash flow forecasts.

Create monthly updates on development program initiatives and project status for executive reviews.

Participate in real estate due diligence for potential or new land banks and properties, evaluating opportunities to design & build new data centers.

Develop entitlement & permit schedules for new properties and data centers.

Participate in design, entitlement and permit activities for key projects, including greenfield and brownfield projects.

Ensure designs align with QTS approved standards and recommend improvements.

Drive continuous improvement of predevelopment processes and collaborate with stakeholders to build relationships enhancing QTS’s leadership in data center real estate.

Assist with special projects as needed.

What You Will Need to Be Successful

Bachelor’s degree in Science, Business, Engineering or equivalent professional experience.

2‑4 years of related experience in commercial development or real estate, including due diligence, entitlement, permits and design management.

Experience with Microsoft Office suite – PowerPoint for executive updates, Excel for budgets and program tracking.

Nice to Have

MBA or Masters in Engineering, Management or related field.

Experience delivering mission‑critical data center facilities.

Experience managing civil design.

Knowledge, Skills and Abilities

Understanding of property due diligence, entitlement, permitting and project delivery methodologies.

Familiarity with methods such as Lump Sum, Construction Management at Risk and Design‑Build.

Basic knowledge of mission‑critical data center requirements.

Knowledge of scope development, scheduling, budgeting and risk management.

Awareness of local, state and federal permitting and compliance.

Understanding of procurement, vendor management and bid evaluation.

Ability to interpret financial documents, track budgets and perform cost estimates.

Ability to coordinate at least one project, maintaining schedules, budgets and documentation.

Strong written and verbal communication skills, preparing reports, presentations and stakeholder engagement.

Ability to evaluate proposals, analyze costs and monitor project performance.

Proficiency in Microsoft Excel and PowerPoint; experience with project management or data analysis tools preferred.

Strong problem‑solving skills and ability to propose effective solutions.

Ability to work with vendors, contractors and internal teams to negotiate scope, cost and schedules.

Effective project balancing of competing priorities and deadlines.

Foster positive relationships with internal teams, external vendors, contractors and regulatory agencies.

Maintain accuracy in budgets, schedules, submittals and documentation.

Adapt to changing scopes, schedules or unforeseen challenges.

Continuously seek improvement in project management trends, construction practices and data center technologies.
