Who You Are The Predevelopment Project Analyst primarily supports pre‑development activities, collaborating with Project Managers and internal stakeholders across Corporate Real Estate, Development, Engineering, and Data Center Operations.
Responsibilities
Support Predevelopment Project Managers and Acquisition teams with upfront diligence workstreams, including research of jurisdictional databases and codes before Purchase and Sale Agreement execution.
Assist with the preparation of pre‑development budgets and management of project cash‑flow forecasts.
Create monthly updates on development program initiatives and project status for executive‐level reviews.
Support real‑estate due diligence on potential or new land banks and properties, evaluating opportunities to design and build new data centers in partnership with Corporate Real Estate, Connectivity, Power & Construction teams.
Support the development of entitlement and permit schedules for new properties and data centers.
Participate in design, entitlement, and permit activities for key projects, including new greenfield and brownfield initiatives.
Ensure designs align with QTS approved standards and evaluate areas for standards improvement.
Drive continuous improvement of the predevelopment process and build relationships that enhance QTS’s leadership in data center real estate.
Assist with special projects as needed.
Perform other duties as assigned.
What You’ll Need to Be Successful
Bachelor’s degree in Science, Business, Engineering, or equivalent professional experience.
2‑4 years of related experience.
1‑3 years of experience in commercial development or real estate practices, including due diligence, entitlement, permitting, and design management from conceptual development through construction hand‑off.
Experience with Microsoft Office, especially PowerPoint for executive updates and Excel for budgets and cash‑flow forecasting.
Nice to Have
MBA or Master’s in Engineering, Management, or a related field.
Experience with the delivery of mission‑critical data center facilities.
Experience managing civil design.
Knowledge, Skills and Abilities
Understanding of property due diligence, entitlement processes, permitting, and project delivery methodologies.
Familiarity with Lump Sum, Construction Management @ Risk, and Design‑Build.
Basic knowledge of mission‑critical data center requirements and systems.
Knowledge of scope development, scheduling, budgeting, and risk management.
Awareness of local, state, and federal permitting and compliance requirements.
Understanding of procurement processes, vendor management, and bid evaluation.
Ability to interpret financial documents, track budgets, and perform cost estimates.
Ability to coordinate at least one project while maintaining schedules, budgets, and documentation.
Strong written and verbal communication skills for preparing reports and presentations.
Ability to evaluate proposals, analyze costs, and monitor project performance metrics.
Proficiency in Microsoft Office (Excel, PowerPoint) and familiarity with project management or data analysis tools.
Capability to identify issues early and propose effective solutions.
Ability to work with vendors, contractors, and internal teams to negotiate scope, costs, and schedules.
Effective project management, balancing competing priorities and deadlines.
Fostering positive relationships with internal teams, external vendors, contractors, and regulatory agencies.
Ensuring accuracy in budgets, schedules, submittals, and documentation.
Adaptability to changing project scopes, schedules, or unforeseen challenges.
Continuous pursuit of knowledge about project management trends, construction practices, and data center technologies.
