Position Overview We are seeking an experienced Preconstruction Manager with a proven track record delivering ground‑up commercial projects exceeding $25 million in value. This role requires a strategic thinker who can lead preconstruction efforts from concept through handoff, ensuring accurate estimates, strong subcontractor engagement, and seamless coordination with project operations.
Key Responsibilities
Lead, coordinate, and mentor preconstruction team members and support staff.
Develop and analyze detailed cost models throughout Design Development and bidding phases.
Ensure preliminary construction schedules are created and maintained for all estimates.
Prepare milestone progress estimates, evaluate material and system costs, and monitor design/document development.
Build and maintain strong subcontractor and vendor relationships to support competitive and accurate pricing.
Ensure all estimates—including general conditions—are complete, accurate, and aligned with project requirements.
Plan and facilitate preconstruction strategy meetings to establish project approach and estimating methodology.
Identify potential risks and review mitigation strategies with senior leadership.
Produce variance reports that clearly track and communicate changes to the estimate.
Develop detailed schedules for design, approvals, estimating, procurement, and related activities.
Provide clear, comprehensive scopes of work and manage bidder prequalification.
Review design documents for constructability, value engineering opportunities, and alignment with project goals.
Support proposal development and participate in client presentations for new business pursuits.
Deliver monthly cost analyses for active preconstruction efforts and manage departmental budgets.
Lead transition meetings between preconstruction and project operations to ensure a smooth handoff.
Build and maintain strong relationships with new and existing clients, ensuring needs are met prior to contract execution.
Provide ongoing planning, advisory support, and technical guidance to clients.
Assist with studies, materials evaluations, method recommendations, and cost analyses as required.
Review and approve all estimates and schedules for assigned negotiated and hard‑bid projects.
Utilize company cost‑control systems effectively and consistently.
Minimum Qualifications
Bachelor’s degree in Engineering, Construction Management, Architecture, or equivalent experience.
5–8 years of field construction experience, including supervisory responsibilities; experience must include ground‑up commercial projects over $25M.
Demonstrated leadership ability and team‑management skills.
Strong interpersonal and communication skills.
Proven problem‑solving capabilities and a strong sense of urgency.
Proficiency in drafting tools and construction‑related software.
Working knowledge of contract law and project accounting principles.
Comprehensive understanding of project management control systems, including scheduling, estimating, cost control, procurement, and business development.
