JOB SUMMARY AND QUALIFICATIONS Responsible for the daily operations of multiple properties, including supervision of staff, building maintenance, all administrative duties for both internal and external agencies, and maintaining positive relationships with the residents of the property.
At least one year property management experience.
High School Diploma or its equivalent.
Professional certification preferred (COS, ARM, CAM, RAM, TCS).
Knowledge of regulations, acts, guidelines, etc., pertaining to state and federally assisted properties.
Knowledge of Tax Credit (LIHTC) programs, guidelines, state and federal reporting, local Housing Authority Voucher Program.
Knowledge of computer operations to include basic data entry.
Ability to communicate effectively and maintain good relations with residents and employees.
Knowledge of Fair Housing Laws.
RESPONSIBILITIES
Hire, train, supervise, evaluate, and discipline all staff, i.e., maintenance, service coordinators, assistant community administrator.
Supervise the property office ensuring that all bookkeeping, marketing, and lease preparations are performed as required. For first year (2026 – 2027) will work closely with New Directions as required by KHC.
Ensure proper resident certification and re-certification are in compliance with all HUD or appropriate regulatory agency’s requirements.
Market the property in accordance with Fair Housing Regulations and the management agent’s guidelines.
Submit reports as required by the management agent or mandated by the federal, state, or local government. Monthly EIV, First of the month processing, Month-End Reports, Check TRACS Mail each week, Voucher status in TRACS, naming a few. EIV only applies to HUD Programs not Tax Credit. (NKY DD Homes)
Maintain office files for all business and financial records. Properly credit the accounts and properly deposit all monies received.
Prepare, submit for approval, and manage annual budget each Fiscal Year. Explain monthly variances that exceed 5% of the allowable budgeted line item.
Inspect property to ensure building and grounds are properly maintained quarterly as mandated by owner, and annually mandated by HUD. Take or suggest any actions needed for repair.
Respond to all resident requests and complaints. Address issues with a high level of customer service.
Assist with any other task as assigned.
