Hours: 10 am to 6 pm

Overview Camelot Services, Inc. invites applicants for a Maintenance Technician II role. The technician will deliver preventative, corrective, and general maintenance for Camelot’s client while adhering to all safety and health standards.

Duties and Responsibilities

Raise any safety, code, or other work‑related issue promptly to the attention of your supervisor or Facility Management, and assist in resolution as directed.

Communicate effectively and appropriately with Client and Customers.

Ensure safety training and safety policies are communicated and followed.

Ensure facility maintenance according to established standards.

Identify deficiencies through regular and thorough inspection of building premises.

Work to optimize spare parts inventory.

Manage skill sets to tasks.

Administer preventive maintenance program for the facility.

Follow through on maintenance needs and deficiencies as appropriate.

Maintain operating logs including temperatures, pressures, and plant equipment inspections.

Maintain the operation and maintenance manual for all equipment.

Record all tests and inspections.

Maintain all tests, logs, and manuals in an efficiently organized manner.

Strong working knowledge of the mechanical functions associated with HVAC systems and equipment.

Analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action as required.

Perform preventative maintenance on all base building and critical system equipment including assembling all necessary tools, supplies, and instruments, performing work with minimal disruption, conducting immediate clean‑up of work area, completing the preventative task sheet, returning tools to the workshop and unused supplies to the storeroom, and advising the Maintenance Manager of any equipment problems.

Monitor operation, adjust, and maintain heat exchangers, HVAC equipment and systems, electrical, emergency backup systems and hot water systems; chilled water, and air conditioning equipment; boilers, heating, ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings as necessary to ensure proper operation and make adjustments where necessary to assure proper operation of equipment and notify appropriate parties of any problems or malfunctions.

Assist with the chemical water treatment program of all systems, such as chilled water, condenser water, and closed hot water loops.

Install and repair plumbing/piping/tubing; rebuild pumps and motors; rebuild air compressors and heat exchangers; replace bearings in all types of motors; replace seals on pumps and motors; install and repair wiring, valves, filters, hot water systems, and associated controls.

Maintain electrical system, i.e., controls, switches, outlets, and lighting.

Assist other mechanics and operators with major repairs and maintenance of building and equipment.

Support occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.

Maintain tools and order supplies as required for installation and repairs.

Comply with departmental policy for safe storage, usage, and disposal of hazardous materials.

Follow safety practices and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.).

Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipment.

Perform other various duties as assigned by Client/Camelot.

Requirements Qualifications / Education / Professional Credentials

High school diploma or equivalent.

Must be 18 years of age.

At least 5 to 10 years of facility maintenance experience, or related field.

Good driving record.

Willing to undergo and qualify Client Security Background.

Knowledge of computer systems and use of Microsoft Office products.

Completion of all Safety Regulation training (e.g., Ladder safety, power safety, OSHA, others).

Required Functional Knowledge / Skills

Strong mechanical aptitude.

Clear verbal communication skills; able to compose short clear written messages as necessary.

Ability to learn new skills and apply them with some practice.

Capable of following verbal and written instructions.

Experience working with building management systems and office productivity software preferred.

General plumbing repairs.

General mechanical repairs preferred.

General electrical repairs preferred.

General building repairs.

Capable of working on scissor lift, forklift, pallet jacks preferred.

Ability to lift up to 50 lbs.
