Leasing Manager The Leasing Manager oversees all aspects of leasing and marketing for the property. Working closely with the Community Manager, the Leasing Manager sets leasing goals, develops strategic marketing plans, and leads the leasing team to achieve budgeted occupancy and positive resident relations.

Essential Duties & Responsibilities

Strategic Leasing Management

Regular/daily onsite attendance required

Ensure effective leasing techniques and accurate documentation

Audit lease files for policy adherence

Resolve resident complaints and requests for satisfaction

Develop and implement resident retention programs

Show, lease, and move in prospective residents

Assist in developing the annual marketing plan and budget

Implement marketing efforts, design campaigns, and outreach

Monitor leasing/renewal progress and identify support needs

Supervise leasing and renewal events approved by the Community Manager

Maintain product knowledge, competition, and market conditions with weekly surveys

Utilize sales and marketing strategies to increase traffic and achieve occupancy

Assist in hiring, training, coaching, and developing on‑site staff

Ensure staff compliance with company policies and procedures

Manage customer service and maintenance staff response times

Maintain property appearance and complete timely repairs

Assist with supervision of all business functions related to operations

Plan for and utilize property resources economically

Education & Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry

Basic computer and software skills required

Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

Regular standing or sitting for prolonged periods; communicate with others to exchange information

Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools

Occasionally required to move self into different positions for tasks in various environments

Must work overtime, weekends, night hours (emergencies), in extreme temperatures, or in hazardous chemicals

Salary Range $19 per hour to $28 per hour
