Essential Duties & Responsibilities

Maintenance management: regular/daily onsite attendance required, coordinate and respond to resident/management requests and work orders.

Ensure repairs and replacements for community common areas and units are completed.

Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions.

Manage and order maintenance supplies inventory within budget guidelines.

Maintain a preventative maintenance program, a well‑organized maintenance shop, and a hazard communication program.

Participate in unit inspections and on‑call emergency response.

Plan and utilize property resources, equipment, and supplies economically; obtain bids/pricing from vendors.

Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Personnel management: supervise, train, and schedule maintenance activities; monitor daily progress; provide assistance and instruction; support employee performance evaluations and coaching.

Customer & resident relations: manage excellent customer service, monitor service request turnaround, project a favorable image of the community, and enforce community policies.

Education & Experience

High School Diploma or Equivalent.

EPA & CPO certification required; HVAC desired.

Basic computer skills and understanding of on‑site software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements MS @ Small – Mid Sized Properties with smaller staff

Regular movement between work sites, use of wrists, hands, fingers in repeating motions, identifying and inspecting objects and areas, assessing accuracy and thoroughness of work.

Move into different positions in various environments, traverse flat and uneven terrain, ascend/descend stairs, use ladders, ramps, step stools, operate machinery and power tools, operate motor vehicles and/or golf carts; lift/adjust objects >100 lbs; work overtime, weekends, and nights (on‑call emergencies).

Occasionally stand or sit for prolonged periods.

MS @ Large Sized Properties with large staff

Regular movement between work sites, communication with others, identification and inspection of objects and areas, assessment of accuracy and thoroughness of work.

Move into different positions in various environments, traverse flat and uneven terrain, ascend/descend stairs, ladders, ramps, step stools, work in an overhead position, use wrists, hands, and fingers in repeating motions, operate machinery and power tools, operate motor vehicles and/or golf carts; expose to outdoor weather, hazardous chemicals; perform overtime, weekends, and nights (on‑call emergencies).

Occasionally stand or sit for prolonged periods, lift and place objects >100 lbs, adjust and move objects >100 lbs.

License / Equipment

Must have reliable transportation due to the emergency on‑call requirement.

Salary Range $24 per hour to $30 per hour.
