Position Summary The Commercial Construction Project Manager is fully responsible for the successful delivery of projects ranging from $10M–$100M, across multiple delivery methods and market sectors. This role requires strong leadership, financial acumen, contract management expertise, and the ability to build and sustain effective relationships with owners, designers, subcontractors, and internal teams.
The Project Manager serves as the primary point of accountability for cost, schedule, quality, safety, risk management, and team development.
Key Responsibilities
Building Effective Relationships:
Partner with Estimating for seamless handoff from preconstruction to operations; prioritize the relationship with the Lead Superintendent and support field operations; maintain productive relationships with subcontractor Project Managers; manage underperforming subcontractors; maintain relationships with Design Team Leads; act as the primary contact with the Owner’s Representative; manage principals’ meetings, subcontractor defaults, supplements, and replacements; keep business development and networking top of mind; demonstrate strong self‑awareness and commitment to leadership development.
Contracts & Preconstruction:
Maintain 100% responsibility for project buyout; create and execute a Buyout Matrix; understand and draft subcontractor scopes and contract agreements; review Owner contract requirements; collaborate with Estimators during preconstruction; manage projects with budgets $10M–$100M; maintain responsibility for cost control and forecasting; submit accurate monthly cost reports; maintain PCI logs and identify cost risks; ensure General Requirements and General Conditions are captured in change orders; resolve the majority of external PCIs; oversee all pay applications and invoicing; maintain positive project cash flow and leverage financial tools for subcontractor negotiations.
Risk, Schedule, Quality & Safety Management:
Recognize schedule as the primary risk; provide proactive, meaningful scheduling input; issue weekly and monthly schedule updates; lead procurement meetings for material deliveries; negotiate and defend potential project claims; address problematic subcontractors early; implement QA/QC plans and participate in quality oversight; plan and execute safety initiatives; enforce jobsite safety standards; maintain compliance with site safety plans; foster a positive, collaborative project team environment; develop and maintain the project responsibility matrix; monitor staff workloads and reassign tasks; lead weekly project team meetings; directly manage and mentor APMs, PEs, and Interns; mitigate staff turnover; build team morale; maximize individual and team performance.
Qualifications
Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience).
Proven experience managing commercial construction projects in the $10M–$100M range.
Strong understanding of contracts, cost control, scheduling, and risk management.
Demonstrated leadership and ability to develop high‑performing project teams.
Excellent communication, negotiation, and organizational skills.
