Responsibilities

Oversee all maintenance operations, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service.

Coordinate, schedule, and respond to resident and management requests and work orders; ensure timely repairs and replacements in community common areas and units.

Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns.

Maintain maintenance supplies inventory while adhering to budget guidelines set by the Community Manager; procure bids/pricing from vendors, suppliers, and contractors.

Implement a preventative maintenance program to extend the life of the community and reduce future repairs.

Keep a well‑organized, properly stocked maintenance shop that follows safety standards and OSHA guidelines.

Teach and promote safe work practices through a hazard communications program.

Assist with general upkeep of office, common areas, and model units; participate in on‑call emergencies at the community.

Provide direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Supervise, train, and schedule maintenance staff; check daily progress and provide assistance when needed.

Contribute to employee performance evaluations and ongoing staff development per Asset training benchmarks.

Deliver excellent customer service, monitor service request turnaround, and maintain consistency in resident interactions.

Enforce community policies, ensuring consistent application across all staff and residents.

Qualifications

High School Diploma or equivalent.

EPA & CPO certification required; HVAC certification desired.

Proficiency in on‑site software functions and basic computer skills.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements Small–Mid Sized Properties (Smaller staff)

Regular movement between worksites, communicating with others, and using wrists, hands, and fingers in repeating motions.

Traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools; work in overhead positions.

Operate machinery, power tools, motor vehicles, golf carts; lift and move objects up to 100+ lbs. in all directions.

Work overtime, weekends, and nighttime on‑call emergencies; tolerate outdoor weather elements and hazardous chemicals.

Occasional stationary periods of prolonged standing or sitting.

Large Sized Properties (Large staff)

Similar movement and communication requirements as above, with emphasis on larger staff coordination.

Work overtime, weekends, and nighttime on‑call emergencies; tolerate outdoor weather elements and hazardous chemicals.

Occasional stationary periods of prolonged standing or sitting; lift and move objects up to 100+ lbs. in all directions.

License / Equipment

Must have reliable transportation to meet on‑call emergency requirements.

Compensation and Benefits Salary Range: $24 to $28 per hour. Full‑time employees receive benefits including medical, dental, vision, life, accidental and disability insurance; 401(k) with employer matching; commission and performance bonuses when applicable; paid sick days and company holidays.
