Position Overview
The Maintenance Technician plays a key role in ensuring our communities remain safe, well-maintained, and welcoming. This position is responsible for completing service requests, performing preventive maintenance, supporting unit turns, and maintaining the overall physical condition of the property. The ideal candidate is dependable, skilled in a range of maintenance trades, and committed to delivering excellent service to residents and team members.
Key Responsibilities
Complete resident service requests promptly and professionally, addressing issues involving plumbing, electrical, HVAC, appliances, carpentry, and general home repairs.
Diagnose problems accurately and determine appropriate repair methods to meet Marsh Properties’ standards and applicable codes.
Perform scheduled preventive maintenance on building systems, equipment, and common areas.
Inspect property systems routinely to identify necessary repairs before they escalate.
Prepare vacant units for new residents by completing repairs, touch‑ups, inspections, and any required punch list items.
Assist with pre‑move‑out inspections as needed.
Maintain community appearance by removing debris, pressure‑washing, performing light landscaping support, and ensuring common areas remain clean and safe.
Follow all safety protocols and participate in required property safety meetings and OSHA‑related training.
Use tools, equipment, and materials efficiently and responsibly.
Communicate professionally with residents and respond to requests with courtesy and respect.
Work closely with maintenance and office team members to prioritize tasks and support daily operations.
Assist vendors and contractors as needed to ensure work is completed to Marsh Properties’ standards.
Participate in the on‑call rotation and respond to after‑hours emergencies as required.
Qualifications
Minimum of 1 year of general maintenance experience; multifamily experience preferred.
Technical skills in plumbing, electrical, HVAC troubleshooting, appliance repair, carpentry, and general home maintenance.
EPA Type I & II or Universal certification preferred.
CPO certification preferred.
Valid driver’s license required.
Ability to lift up to 50 lbs. and perform physical tasks such as climbing ladders, carrying equipment, and moving appliances.
Strong customer service skills with clear, professional communication.
Working knowledge of RealPage/OneSite or similar systems is a plus.
Work Schedule
Monday–Friday
Participation in an on‑call rotation
Evening or weekend work may be required depending on community needs
