Base pay range $90,000.00/yr - $130,000.00/yr
Company Overview A leading developer and operator of data centers, specializing in AI and HPC solutions, is seeking an Acquisitions & Asset Management Associate. The role involves supporting real estate projects across a $4 billion development portfolio and a $10 billion future pipeline.
Job Responsibilities
Assist in sourcing, underwriting, and executing real estate acquisitions, joint ventures, and M&A opportunities.
Build and maintain detailed financial models, including cash flow projections, IRR/NPV analyses, and scenario testing.
Manage funding processes such as construction and project draws, ensuring compliance with lender and partner requirements.
Support entitlement processes on the front end of development projects, coordinating with consultants and local jurisdictions.
Conduct market research, due diligence, and competitive analysis to evaluate investment opportunities.
Prepare investment memoranda and presentations for senior leadership and external stakeholders.
Collaborate with asset management teams to monitor performance and identify value creation opportunities.
Partner with cross‑functional teams (finance, legal, operations) to ensure smooth execution of acquisitions and asset initiatives.
Qualifications
2–4 years of experience in real estate acquisitions, asset management, M&A, investment banking, or related fields.
Strong understanding of real estate fundamentals, entitlement processes, and transaction execution.
Advanced Excel skills, including financial modeling and cash flow analysis.
Experience with construction draw processes and lender reporting preferred.
Bachelor's degree in accounting, finance, or a related field.
Compensation Salary: $90,000 – $130,000, Plus Bonus
