We are currently looking for a Project Manager that delivers profitable Tenant Improvement / Renovation commercial construction projects. Most of the work will be around the greater Indianapolis, IN metro area. Position Responsibilities
Assist Project Accountants in issuing Subcontractor's Master Service Agreements
Set‑up/Issue Subcontractor Contracts/P.O.’s, required testing/inspections, submittals/samples, subcontractor/supplier lists, project schedule
Ability to build relationships and find new business opportunities
Ability to estimate some projects
Execute owner contract as may be required
Confirm project schedule with subcontractors and suppliers
Confirm Critical path items ie; Doors , Frames Hardware, Flooring etc…
Finalize project budgets with AP/AR Manager
Thorough review with the Field Superintendent of the plans and specifications for layout/dimensions and critical items, subcontractor/supplier list and their scopes of work, delivery and submittal items and timing, project schedule, project budget, testing/inspection reports/results, permits, daily log and travel policy, meeting agendas, project delays, change order work, etc.
Set times for the weekly site meetings and monthly progress meetings (if applicable)
Process and execute change orders
Overall project review throughout the project on budgets and schedules
Update budgets monthly
Update project schedules as required
Verify all testing/inspections have been completed and meet specifications
Prepare project meeting agenda and meeting minutes (if applicable)
Work with the AP/AR Manager to process owner and subcontractor billings, approve codes and their amounts, and release subcontractors after owner payment
Final punch and close‑out preparation for final billings, O & M Manuals, punch out completion, substantial completion signed, final inspection, occupancy certificates with the City and/or State
Minimum Qualifications
Architecture / Engineering / Construction related college degree or equivalent experience
At least 5 years of related experience in Tenant Improvement Type projects
Experience estimating projects over $5 million
Field experience is a plus
Knowledge of Procore, Estimating, Timberline, BlueBeam
Blueprint reading
Excellent communication skills – written and verbal
Well organized and able to prioritize
Works well under pressure deadlines
