About The Role The Maintenance Manager directs and oversees a team of maintenance technicians, roads and grounds personnel within an assigned residential community. The role ensures all work meets company standards of quality, workmanship, and customer service while maintaining full compliance with Fair Housing requirements. The Maintenance Manager coordinates all emergency and urgent work orders, collaborating with environmental and safety teams to ensure timely response and accurate documentation in Yardi.

What You’ll Be Doing

Provide comprehensive management oversight across daily operations, financial reporting, inventory control, procurement, customer service, recruitment, training, and performance management for the assigned maintenance team.

Direct and support grounds and landscaping teams to maintain company curb appeal standards.

Oversee the performance and quality of maintenance work across plumbing, electrical, HVAC, drywall, painting, fencing, glass repair, roofing, siding, interior and exterior doors, trim, tile, flooring, stair and railing, locksmith and cabinetry work.

Train, coach, and supervise employees on safety practices, lockout/tagout, PPE, and all workplace safety requirements.

Organize and assign work orders to meet response times, quality, and customer service standards.

Track and report key work order metrics for continuous improvement.

Coordinate with environmental specialists, vendors, and maintenance staff for environmental‑related work orders.

Verify that each work order meets environmental requirements and includes complete documentation.

Prepare and maintain OSHA logs and ensure safety documentation remains current and compliant.

Oversee the preventive maintenance program for HVAC systems, building and grounds infrastructure including pools, water parks, and playgrounds.

Enforce safety and housekeeping standards in alignment with the company’s ZERO Harm Journey Plan.

Who We’re Looking For

High School Diploma or GED required.

College courses or technical school training strongly preferred with relevant trade certifications and licenses.

Project management experience desirable.

Minimum of three years of property management or maintenance operations experience.

Minimum of one year of supervisory or team leadership experience.

Comprehensive knowledge of all phases of property and facilities management.

Strong understanding of OSHA regulations and safety compliance requirements.

Effective written and verbal communication skills with strong interpersonal abilities.

Proficient in Microsoft Office Suite (Word, Excel, Outlook).

Experience with Yardi property management software preferred.

Must be available for night and weekend emergency call duty as needed.

Valid state‑issued driver’s license and safe driving record required.

Physical Demands Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies from 50 lb. to 75 lb.

Typical Work Conditions Work is performed in a maintenance/machinery environment within a residential property. Employee frequently interacts directly with other staff members, partners, vendors, and residents during the workday.
