1. Initial Responsibilities
Review drawings, specifications, demo notes, and key notes.
Walk jobsite and document scope, quantities, and access conditions.
2. Project Planning & Scheduling
Build short-term and long-term schedules aligned with GC milestone.
Submit submittals (protection plans, equipment data, negative air plans, etc.).
Coordinate lift plans, shutdowns, and lockout/tagout approvals.
Conduct preconstruction meetings with foremen and superintendents.
3. Field Management & Oversight
Direct and support demolition foremen.
Monitor labor efficiency compared to estimate hours (WIP tracking).
Approve daily manpower levels and crew adjustments.
Ensure equipment is mobilized on time and used efficiently.
Oversee multiple jobs simultaneously, prioritizing according to critical path.
Conduct regular site visits to verify progress and quality.
4. Safety & Compliance
Ensure all demo work complies with OSHA and state regulations.
Approve JHAs, engineering controls, and dust control strategies.
Confirm utilities are properly located, shut down, or protected.
Ensure coordination with abatement teams and environmental requirements.
Document safety audits and correct deficiencies quickly.
Schedule dumpster swaps and track tonnage.
Coordinate equipment rentals, deliveries, and return.
Validate vendor invoices and ensure scope alignment.
Track project budgets weekly: labor, equipment, materials, dumpsters.
Generate and submit monthly pay apps.
Manage purchase orders and subcontract agreements.
Approve and submit timecards for foremen/laborers.
Monitor job cost reports and adjust operations to maintain profit margin.
Protect margin by controlling overtime and avoiding unnecessary rental days.
7. Change Orders (Critical Role in Demo Work)
Identify additional scope while walking sites with GC/supers.
Document extra work with photos and descriptions.
Price change orders quickly and accurately.
Negotiate approvals with GC superintendents and PMs.
Track T&M tickets, labor sheets, and material receipts.
Ensure no work is performed without signed authorization (unless T&M).
8. Communication & Client Relations
Main point of contact for GC project managers and superintendents.
Provide daily/weekly progress updates and delay notices.
Attend OAC meetings or coordination meetings.
Represent the company professionally and maintain repeat-work relationships.
Resolve conflicts between trades and demo crews.
Coordinate out-of-sequence work when GC changes schedule.
9. Quality Control
Ensure demo is clean, to the line, and ready for next trades.
Verify penetrations, openings, and MEP disconnects follow the drawings.
Walk completed areas with GC for sign-off.
Ensure selective demo does not damage structural or protected elements.
Hold foremen accountable for clean work, accurate cuts, and controlled demo.
10. Documentation & Reporting
Review foreman daily reports for accuracy.
Maintain project files (before/after photos, RFIs, submittals, CO logs).
Submit RFIs when demo drawings conflict with field conditions.
Track equipment hours, material tickets, tonnage reports.
Document GC directive changes and verbal instructions.
Respond to unforeseen conditions (utilities in walls, hidden structures, etc.).
Adjust plans when GC changes schedule or scope.
Solve access issues, structural concerns, and sequencing conflicts.
Make fast decisions to keep crew productive and safe.
Communicate risks clearly to GC and internal team.
Support and mentor demolition foremen.
Train foremen on reading demo drawings, layout, and job planning.
Coach laborers developing into future foremen.
Build a positive culture of safety, quality, and efficiency.
Hold crews accountable for attendance, productivity, and company standards.
