Job Description What does this role entail? The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.
Manage maintenance team and assist in employee evaluations. Interview, hire, orient, and train new hires. Oversee all aspects of the “Make Ready” process.
Assist with and complete work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing defects and making repairs according to established policies, procedures, safety standards, and code requirements.
Periodically inspect work performed by other service team members and contractors to verify quality and compliance. Maintain adequate inventory of spare parts and work with Community Manager to order supplies within budget.
Keep informed of changes in technology and industry standards.
Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
Ensure property safety, cleanliness, and general appearance; report mechanical and electrical equipment malfunctions and any injuries or accidents.
Resolve customer complaints and issues.
Other duties as assigned.
Work Hours and Work Environment Schedule: 40 hours in a regular work week.
Monday – Friday: 9am – 6pm
Saturday: 10am – 5pm
Sunday: 1pm – 5pm
Essential Requirements
Available to work on weekends when scheduled.
Flexible work schedule, including evening, weekend, and holiday call time.
Experience working in environments with frequent exposure to outside elements.
Qualifications Summary
Education and Experience:
High School Diploma or GED Equivalent. Knowledge of OSHA standards and MSDS regulations. Technical degree preferred.
Supervisor Experience:
1–3 years proven skills to hire, lead, direct, evaluate, and manage subordinates.
Management:
1–3 years management experience.
Experience Preferred:
2–3 years apartment maintenance experience or equivalent.
Advanced Skills:
Communication and delivery skills with ability to connect at all levels.
Computer Skills:
Proficiency in internet, word processing, spreadsheet, and database programs. Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Licenses and Certificates:
Current valid driver’s license. EPA Type I and II or Universal refrigerant recycling certification. Certified Pool Operator or Certified Spa and Pool Operator certificate and all state and local certifications.
Physical Requirements:
Ability to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance. Frequent standing, walking, reaching, climbing, stooping, and squatting. Intermittent sitting for keyboard work.
Travel Requirements:
Routine local travel for business errands, meetings, and training. Non-local travel may be required for business responsibilities.
