Overview
Maintenance Supervisor - Hadley at RangeWater Real Estate. The role oversees and performs technical and mechanical work to ensure the property’s buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
Employee champion: manage maintenance team, assist in employee evaluations, interview, hire, orient, and train new hires. Oversee the Make Readiness process in accordance with company policies and procedures.
Process work orders from resident requests and perform routine upkeep; diagnose defects and perform repairs in line with safety standards and code requirements.
Periodically inspect work by team members and contractors; verify quality, maintain inventory, and assist with budget planning for maintenance and capital expenses. Support cost-cutting and responsible use of materials and tools.
Stay informed of changes in technology and industry standards; complete monthly Preventive Maintenance procedures as outlined in the Policy and Procedure Manual.
Provide strong customer service in interactions with Employees, Residents, Clients, and Vendors; ensure safety, cleanliness, and appearance of the property; report malfunctions and incidents; conduct RangeWater safety meetings and maintain required documentation.
Resolve customer complaints and other duties as assigned.
Work Hours and Environment Schedule: 40 hours in a regular work week. Typical site hours of operation vary by site.
Monday – Friday: 9am – 6pm
Saturday: 10am – 5pm
Sunday: 1pm – 5pm
Essential Requirements
Must be available to work on weekends when scheduled and perform essential job functions unaccompanied.
Flexible work schedule including taking on-call during evenings, weekends, and holidays; ability to perform functions unaccompanied.
Works in frequent exposure to outside elements; may be exposed to temperatures, weather, odors, and hazardous conditions.
Qualifications Education and Experience:
Education: High School Diploma or GED. Working knowledge of OSHA standards and MSDS regulations. Technical degree is preferred.
Supervisor Experience: 1 - 3 years; proven skills to hire, lead, direct, evaluate, and manage subordinates and team members.
Management: 1 - 3 years
Experience Preferred: 2-3 years of apartment maintenance experience or equivalent.
Advanced Skills: Communication and delivery skills with ability to connect to people at all levels.
Computer Skills: Proficiency in internet, word processing, spreadsheets, database management for reporting; strong proficiency in property management software (Entrata, Yardi, and/or OneSite preferred).
Licenses and Certifications
Licenses: Current valid Driver's License
Certifications: EPA Type I and II or Universal refrigerant recycling; Certified Pool Operator or Certified Spa and Pool Operator; and any certifications required by State and Local jurisdictions.
Physical and Travel Requirements
Weights: able to push, pull, lift, carry up to 20 pounds independently and 50 pounds with assistance.
Mobility: stand, walk, reach, climb, stoop, and squat; occasional sitting and keyboard work.
Travel: routine local travel may be required; non-local travel may be required for business purposes.
