Project Manager | Residential Developer

Compensation: $150,000 - $215,000 per year
Location: New York, NY
Work Authorization: US Citizen or Green Card ONLY
Responsibilities
Lead the day‑to‑day management of development projects including oversight of all construction activities, project contractors, and consultants.
Utilize systems, processes, and checklists to manage all project elements.
Monitor KPIs on all projects to identify and solve potential issues before they occur.
Coordinate with architects, engineers, construction managers, partners, lenders, neighbors, and all other project participants.
Prepare requests for proposals, vet and assemble a design and development team.
Work closely with expeditors and code consultants to obtain approvals, permits, and complete required project sign‑offs.
Oversee value‑engineering exercises with the construction manager.
Lead all aspects of selecting the development team, building design, permitting, contract negotiation, and construction.
Maintain project timelines, ensuring milestones are met on time and within budget.
Provide status reports to principals and stakeholders.
Review and approve all project invoices for completeness and accuracy.
Collaborate with the company finance department to pay invoices and record them promptly.
Manage the construction loan process, create monthly requisitions, and develop monthly project reports.
Maintain and execute project contracts in accordance with departmental and corporate requirements.
Track and report project status to investors, lenders, and joint ventures.
Assist in all growth and development matters.
Desired Qualifications
5+ years of ground‑up residential construction experience as a Project Manager.
High‑rise residential construction experience – REQUIRED.
Understanding of vendor selection.
BA in Architecture, Civil Engineering, Construction Management, or related fields; Master’s degree is a plus.
NYC Metro experience – REQUIRED.
Exceptional communication skills.
Experience with construction procedures, building codes, estimating, budgeting, scheduling, and safety practices.
