Job Summary The Maintenance Supervisor at Verge oversees all maintenance operations for multifamily properties, providing training and supervision to the Maintenance Technicians and ensuring timely resolution of resident and property maintenance requests.
Essential Job Functions
Apply mechanical, electrical, plumbing, and construction knowledge to multi‑family and commercial properties.
Repair and troubleshoot copper piping, electrical outlets, switches, lighting fixtures, drywall, texturing, heating, venting, boiler and boiler‑safety systems.
Install and repair appliances, identify issues with Aquatherm and boiler systems, and foresee potential maintenance obstacles.
Plan and execute scheduled preventive maintenance—weekly, monthly, quarterly and yearly.
Maintain all required inspections—annual fire inspections, backflow testing, elevator licensing, pool business license renewal, and other inspections.
Accurately maintain maintenance logs—pool, elevator inspections, light checks, snow removal, and other required logs.
Assist with maintenance at other Haven properties as needed.
Work Order Processing
Collaborate with the Community Manager and staff to complete maintenance work orders and apartment unit turns efficiently, cost‑effectively and on schedule.
Plan materials and complete maintenance unit turns to target one visit completion.
Coordinate maintenance staff or vendors to complete resident maintenance requests within 24 hours.
Ensure vacant apartments are “made ready” within 7 days of vacancy—coordinate with approved cleaning and painting contractors.
Adhere to the property budget for repairs and maintenance expenses; discuss any overages with the Property Manager.
Communicate with residents when repairs or maintenance will take longer than expected.
Perform pre‑moveout inspections to minimize turn times and complete unit turns on schedule.
Update and close out work orders in the property‑management software with applicable notes.
Employee Management
Mentor and train employees to enhance performance and value.
Provide quick and decisive disciplinary action when required.
Monitor, record, and ensure accurate time reporting, quality, and efficiency for work completion.
Maintain employee training, certifications, and overall teamwork.
Qualifications Required Skills / Abilities
Superior organization and communication skills.
Professional, courteous service to residents, property managers, supervisors, vendors, and other service providers.
Honest, reliable, and punctual time reporting.
HVAC experience is a must.
Valid driver’s license may be required.
Education and Experience
Educational degree not required.
At least one year of experience preferred.
CPO and EPA certifications are a plus.
Multi‑family property management experience is preferred.
