Maintenance Technician – New Haven, CT

Base Pay Range $21.00/hr - $24.00/hr
Overview The MT is responsible, but not limited to, assisting in the maintenance operations of a community or set of communities and ensuring they are run in an organized and efficient manner to meet TRIO standards.
Skills The MT must have a basic understanding of mechanical and electrical systems. Working alongside residents and other property staff, strong communication skills, positive attitude, and professionalism are a priority. Experience with painting and cleaning required; basic electrical and plumbing experience preferred.
Schedule 40 hours per week, some emergency/on‑call work as required.

Duties and Responsibilities
Perform repairs such as appliances, carpentry, hardware accessories, masonry, painting, basic electrical, plumbing, and HVAC.
Help prepare empty apartments to be ready for next round of resident move‑ins.
Complete inspections for make readies upon request.
Assist with vendor access to apartment homes and inspections.
Perform service requests in a prompt, courteous and efficient manner.
General cleaning of the property, management office and landscaping including inspecting grounds each morning and picking up trash.
Keep mail rooms clean, sweep floors, remove dated notices from bulletin boards, etc.
Clean common areas and grounds as necessary.
Must be willing to work some evening, weekend and on‑call shifts as necessary.
Available to assist MTII and Maintenance Supervisors in their absence.
Understands and complies with Fair Housing laws and standards.
Qualifications
One or more years of hands‑on maintenance experience in areas such as plumbing, electrical, carpentry and HVAC.
High school diploma or equivalent required.
Must be able to lift and work with heavy equipment.
Trade and/or technical school training is beneficial.
EPA, CPO, HVAC, and CFC certifications are beneficial.
Basic computer knowledge preferred; basic use of Property Management System expected.
Driving/Traveling Requirements Possible need (20% to 25% of the time) to utilize personal transportation to inspect apartment communities and surrounding neighborhood, make trips to home improvement stores and visit the corporate office. Occasional use of golf cart may be necessary. Must have valid driver’s license and automobile insurance.
