Job Description Summary:
The Maintenance Technician performs routine maintenance in individual apartments, common areas, and amenity areas. Tasks include preparing vacant units for new move-ins, routine preventive maintenance, assisting in various cleaning functions, monitoring the grounds, and maintaining and repairing the physical structures of buildings.
Responsibilities
Maintain and repair buildings including electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
Complete all service requests/work orders within 24 hours as directed by the maintenance supervisor or property manager.
Log all assigned work orders accurately and in a timely fashion.
Prepare vacant apartments through the turnover process so units are ready for new prospects, including maintenance, painting, cleaning, and carpet cleaning.
Replace worn or damaged parts such as hoses, wiring, belts in equipment like trucks, street sweepers, and other maintenance department equipment.
Assist in ordering supplies for the property.
Clean internal and external areas of buildings, including dusting, sweeping, mopping, and window washing.
Requirements
High School diploma or GED equivalency, plus 1-2 years direct experience as a Make Ready or Maintenance Technician for an apartment community, or an equivalent combination of education and experience.
EPA I or II, Universal, or HVAC certified.
CPO Certification and experience maintaining pools.
Supervisory experience.
Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
Experience with Onesite, Yardi, or other property management software.
