About The Role The Maintenance Supervisor will be a bright and dynamic leader with hands‑on experience and the demonstrated ability to successfully manage staff and oversee day‑to‑day operations at Biltmore Hills, a 50‑unit apartment complex located at 2227 Garner Road in Raleigh, NC. The property is currently in its 30‑year affordable housing compliance period and will continue to provide affordable housing options well into the future.
About Your Impact
Support the Property Manager by repairing and maintaining physical conditions that meet building codes and HUD and other housing regulatory standards.
Ensure work orders are managed through Yardi software and are completed within 24 hours of submission.
Implement systems that maximize resident and employee safety, health, and preserve physical assets.
Manage resident relations and customer inquiries with the highest degree of professionalism.
Enhance communications and build collaborative relationships with the Regional Property Supervisor, colleagues, maintenance technicians, and vendors.
About You
Three to five years of direct experience in property management, construction, and acquisition/renovation.
Some post‑high‑school education, apprenticeship, or supervised technical training preferred.
Expertise in electrical, plumbing, and carpentry repairs related to general maintenance of a multifamily community.
Experienced in managing preventive and reactive maintenance obligations.
Experience managing vendor relationships for projects and routine maintenance is a plus.
Proficiency using computers and mobile devices including Microsoft Outlook, Word, Excel, and Yardi financial reporting software.
Confidence in creating effective solutions for challenges or problems.
Knowledge of HUD regulations, forms, inspection criteria/processes, and the low‑income housing tax credit program as they relate to physical assets and customer service.
Availability to work periodic flexible hours and overtime as needed.
Ability to travel by plane and automobile if required.
Must have a valid driver’s license and automobile insurance coverage (personal vehicle may be required).
Must be able to perform duties 66‑100% of the time that include being on feet, bending/stooping/squatting/kneeling, climbing stairs, pushing/pulling, reaching above shoulder, climbing ladders, grasping/turning, finger dexterity, lifting/carrying up to 75 lbs, and reading maintenance forms and warning labels.
