Under the direction of the SVP, Development, the Project Executive has the responsibility for construction oversight and leadership of retail and multifamily projects and may include multiple projects based on size and volume. The immediate assignment encompasses team leadership & construction oversight of approximately 300,000 sf of retail and 420 apartment units located in Franklin, TN, including supervision and coordination of horizontal infrastructure development and site work for a master‑planned mixed‑use community. Experience in Residential, Type III or V (wood‑framed) & Commercial, Type I (Concrete‑framed) are both necessary for employment consideration. The Project Executive will be responsible for project team leadership, extending from entitlements through project completion and closeout. This role would include pre‑construction budgeting, continued due diligence, schematic & design development reviews for cost & budget conformance, working drawings review for constructability, final cost confirmation, project bidding & awarding, contract negotiating and construction administration throughout the project completion. GENERAL RESPONSIBILITIES
Work in partnership with the SVP and VP, Development and the leadership team to establish and drive execution. Help implement initiatives for projects and the company. Provide coaching, mentoring and career path guidance to team. Inspire and challenge the team to reach new performance heights. Ensure all associates comply with safety guidelines and align all work practices with CenterCal’s safety objectives. Successful interaction with multiple senior‑level stakeholders (including JV partners, development and construction team and other corporate leaders). Ensure that pertinent construction information is provided to the contractor and the development team in a timely manner to ensure the overall success of the development. Ensure the bottom‑line construction budget of assigned construction projects, schedules and quality of construction are maintained. SPECIFIC DEVELOPMENT PROGRAM RESPONSIBILITIES
Concept & Design Development – Preconstruction
Work with the SVP and VP Development to establish preliminary construction budgets and schedules. Review constructability issues for the project. Identify all permit requirements. Provide input to the VP Development to ensure appropriate consultants are hired to develop project plan. Perform reviews of electrical, mechanical, structural, landscape, architectural, and interior design drawings and specifications. Ensure that drawings are properly coordinated and issued timely to the project team. Recommend value engineering strategies for the project. Construction Documents – Preconstruction
Provide guidance to the construction team to ensure the project team is provided with pertinent construction information as required. Be proactive in discussing alternate methods or materials. Take necessary steps to identify products and strategies to maintain schedule. Identify potential general contractors and retain pre‑construction services as required. Manage the preparation of and “sign‑off” the final construction documents and bid set prior to contract execution. Ensure construction contract pricing is in accordance with the construction budget in the project proforma and consistent with corporate policy. Construction Administration – Construction
Ensure that all appropriate vendor insurance is in place. Ensure the contractor is provided timely and accurate information at all times. Obtain all necessary permits. Assemble weekly project meeting minutes and all relevant construction documentation and distribute to all team members. Monitor project progress and uphold the project plan including construction budget, construction schedule and project quality. Participate in regular and routine project meetings on site with the project team so that issues are identified, clearly communicated, and resolved. Perform regular inspections of all projects. Maintain construction files including contact documents, permit documents, consultant instructions, change orders, meeting minutes, etc. Review critical shop drawings to ensure conformance with the project design and quality expectations. Review monthly progress payments. Ensure that appropriate consultant and agency requirements are in place and obtain the occupancy permit. Coordinate project requirement with CenterCal’s Risk Manager and ensure compliance. Construction Close‑out – Post Construction
Ensure a successful turnover to property management teams. Provide prompt follow up and resolution to any post‑construction issues that may arise. Ensure accurate as‑built drawing information & Owner training has been assembled and has been turned over to Property Management. Work directly with the General Contractor to closeout all punch list items and expedite the closeout of the contract. Establish a warranty protocol with Property Management to assure efficient compliance. Own the budget and know the numbers. Have complete knowledge of project economics. Track cost control reports on a monthly basis and sign‑off on all contract change orders. Participate in and be prepared for monthly pro‑forma meeting and prepare monthly reports as required. REQUIRED EXPERIENCE AND SKILLS
A minimum of 10‑15 years’ experience managing large retail focused mixed‑use projects, including management of design teams through production of working drawings, management of the general contractor through construction. A minimum of 3‑5 years’ experience in Preconstruction, estimating & has a strong background in project unit costs. College degree and/or training in construction management engineering, land planning, or related field. Specific experience with wood frame residential development. Ability to effectively resolve conflict with a variety of stakeholders in a manner that is consistent with our core values and ensures strong working relationships in the future. SENIORITY LEVEL
