ROLE PURPOSE The Community Manager is the senior onsite leader responsible for the overall performance of the community, including operations, financial results, leasing, resident experience, and team leadership. This role is accountable for protecting and growing a major company investment while delivering strong occupancy, NOI, and team performance.
QUALIFICATIONS
Student housing property management leadership experience
Strong financial and operational acumen
Proven ability to lead teams and manage performance
Excellent communication, organization, and problem-solving skills
Proficiency in Entrata and Microsoft Office
Flexible schedule, including weekends and peak leasing periods
KEY RESPONSIBILITIES
Lead all day-to-day operations of the community, ensuring operational excellence and brand standards
Develop and execute the annual business and marketing plan to achieve occupancy, revenue, and NOI goals
Prepare, manage, and monitor the operating budget; approve expenses and track financial performance
Drive leasing strategy, pricing execution, and resident retention in partnership with marketing
Oversee all leasing activity and ensure accuracy, compliance, and Fair Housing adherence
Recruit, hire, train, coach, and supervise onsite teams including leasing and maintenance
Conduct performance evaluations, set expectations, and build a strong, accountable team culture
Oversee maintenance operations, capital projects, vendors, and overall property condition
Serve as the primary escalation point for resident concerns and operational issues
Maintain market awareness through competitor analysis, pricing reviews, and market surveys
Ensure accurate use of Entrata and integrity of all property data and reporting
Respond to emergencies and support peak periods including move-ins and summer turnover
