About the job We are seeking a hands‑on Project Manager to

lead new data center development projects

from site acquisition through operational readiness. This role bridges the gap between our land & power acquisition team and the construction phase, ensuring that each project is fully entitled, permitted, and engineered to begin construction on time and within budget.

You’ll manage consultants, engineers, and permitting processes, coordinating all activities required to transform a newly acquired property into a shovel‑ready site.

Compensation

Base: $120,000-$150,000

Performance‑based annual cash bonus: Up to 15%

Unlimited PTO (Paid Time Off)

6 paid US holidays

50% reimbursement for approved professional training

Qualifications

Planning & Scheduling:

Create and manage project timelines, track progress, coordinate with superintendents, and adjust schedules as needed.

Project Coordination:

Take ownership of assigned sites once property acquisition and power allocation are confirmed.

Team Supervision:

Oversee and coordinate the work of site personnel and subcontractors.

Permitting & Compliance:

Oversee and manage local permitting and entitlement processes; liaise with municipalities, counties, and permitting agencies to ensure compliance with all regulations, and timely approvals.

Survey & Assessments:

Oversee boundary (“meets & bounds”) surveys, topographic surveys, environmental assessments, and geotechnical investigations.

Engineering Coordination:

Coordinate with civil, structural, and electrical engineers to produce design and construction drawings as required for permitting or investor approval.

Vendor Management:

Source, contract, and manage third‑party vendors and consultants (surveyors, engineers, environmental specialists, etc.).

Budget Management:

Prepare cost estimates, manage pre‑construction budgets, track expenses, and ensure projects stay within the allocated budget.

Cross‑Functional Collaboration:

Work closely with internal teams (Energy, Construction, Legal) to ensure all development milestones are aligned with utility timelines and investor deliverables.

Documentation:

Maintain organized project files, status reports, and deliverables to support due diligence and investor reporting.

Problem‑Solving:

Address, resolve, and/or expedite delays, emergencies, and other issues that arise during construction within a timely manner to avoid significant impacts to the project.

Requirements and Skills

3–7 years of experience in real estate development, construction project management, or data center / industrial / energy infrastructure projects.

Strong understanding of permitting, site due diligence, and vendor coordination.

Ability to read and interpret civil and electrical engineering drawings.

Excellent communication and stakeholder‑management skills.

Highly organized and self‑directed, capable of managing multiple projects simultaneously.

Proficiency in project management tools (e.g., Asana, Smartsheet, or MS Project) is a plus.

Engineering, Construction Management, or related technical degree preferred.
